My buyer just pulled out, 4 weeks into the process. The results of the survey have spooked them (FTB). They ordered a level 2 survey and the surveyor has gone to town. Unwilling the negotiate the price, they've ran.

Back to square one. rolleyes
Similar here, but instead they renegotiated the £5K off the price, because an electrical check said that it needed an urgent full rewire at £5-6K. I can't see why, the only problem I knew of was that the plastic cover on the CU was broken. I guess electricians want to get some work coming in.
Just heard that our 3rd buyer has dropped out, so back on the market it goes. That's 12 months on the market now, 3 buyers all of whom have dropped out for various reasons after stringing us along for months, knocking a bit off, knocking a bit more off, then f**king off.

Aaarrgh.

Sorry to hear.

We were due to exchange contracts today and our buyers (well, their solicitors) have gone complete radio silent.

Everyone in the chain had agreed Friday 10th May for completion, we've given authority to exchange but our solicitor haven't been able to get hold of our buyers solicitors since Tuesday.

Likewise, buyer's mortgage offer now even closer to expiring and yet another week of nothing happening. I really have to wonder what these firms do all day, aside from type an email saying they are awaiting further enquiries, ctrl+c ctrl+v as needed, then go down the pub.

I have been waiting for a bloody property search for more than 3 weeks now. Local authority is Greenwich, they say the waiting is up to 25 working days.

Some parts of this country is still proper medi-evil... laugh

Listing my house this week.

Have found one we like, but have a fairly broad search area. Figure we will try and get under off and progress from there..

I heard from up the chain that it's currently 3 - 4 weeks in Worthing. Everyone now has their searches as of yesterday. Just waiting for one survey...

Got a call from my agents yesterday - everything is in place to exchange this Friday and complete the next party

Oh but wait a second, then I get an email from my solicitors saying they're still awaiting further information banghead. This has been supplied to them today, so let's see if they can find the time in between - well to be honest I've no idea what these people actually do all day beyond sending holding emails - to read it. No rush though, it's not as if I need to book time of work, movers and change the address on everything.

On another note, nearly 2 years ago I preordered something from the States. Yesterday I get the notification it's been shipped, which also means the delivery address cannot be changed. At least the next 7 days will be fun.

You might want to check if you are with one of the firms that applies an additional fee for exchanging within 5 days of completion.

It's a common trick to do this in order to get an uplift on the fee.

The market in my area seems pretty dead at the moment. Just 5 viewings in 7 weeks, of those 4 aren’t in a position to offer/buy. House priced very well in a good area. I suspect most people at all levels in the market are waiting on better interest rates?

Our house went on market 6 weeks ago, 1 viewing. Funny thing is Zoopla was stating consistently for past 3 years north of 700k. As soon as it went on the market it dropped to 687k? Trouble is now our listing is no where near that price so is it because of that we are getting no interest?

Everything round here is dropping by 25k, wonder if it's the whole market or people don't want to live in villages anymore.

It’s very regional. Some areas up. Some down. On balance flat.

Exchanged on my Mum's house on Monday, completion is tomorrow, she moved into a care home 14 months ago. Accepted 10% less and then a further 2% after survey to cover some identified roofing repairs.

Was 1980 and I was 11 when we moved in, it got very dusty when we were clearing it for the last time last week.

I had a nose on Rightmove last night, my local village seems to be increasing in asking price. We moved 3 years ago and I'd say our house today would probably be pushing on an additional £100k from what we paid. Yes we've spent a decent amount on it, but not that much. Seems madness to me

Means not a lot without knowing what you paid.

We have put ours on 12.5% more than what we paid 4 years ago, which I think probably just about will cover what we spent on it, stamp and fees if they sell it hehe

I’m moving from zone 2 quite busy area to zone 3 much more leafy neighbourhood feel (Dulwich for those that know) - seems very little is coming on and what does is at silly money or sells very fast.

I don't know if the Zoopla model has improved recently, but I remember years ago one of our neighbours put their house up for sale a couple of times at way above the market price and the value on Zoopla shot up to far more than any of the surrounding identical houses, even though it didn't sell!

I couldn't work out why putting something on the market at a fanciful price would affect the real value so much.

It sounds as though your situation is the other way around, you've put it on at over £700k and Zoopla's valuation has come down?
