Hello hive mind. On the TA6 form I'm filling out for the house move I'm a little stuck and need a little advice. Where it says about flooding on my property, my garden has a low point that especially after the winter/early spring we had, a puddle forms an inch or so deep and takes a couple of days to drain away if you get my meaning. Just to be clear I've no streams, ponds or any water course anywhere local to my property and the house doesn't flood at all. Do any of you have any suggestions about what to put down? Please no one say "No flooding occurs" as that isn't going to cut it with SWMBO. Thanks in advance

You've said it - a puddle forms in a low point and has normal drainage over 1-2 days but you might as well say sometimes the wind blows from the east. smile

I don't think a puddle an inch deep in the garden qualifies as a flood.

I agree a large puddle is absolutely not flooding, so tick the "no flooding occurs" box.

How far below the house is the puddle?

I would say about 20 feet away as a guess (5 fence panels from the house).

The point was more how much deeper would the puddle have to get before water comes nto the house?

A puddle on the lawn is not a problem, ground water only a few inches below your damp course may suggest a real cloudburst would be a problem.

My mistake, the puddle would have to be about 12" deep before it got near to coming in the house and by that point it is running away down the drive and wouldn't get in the house

That's what you'd want to be told as a buyer or their insurer.
