Is it a detatched house? The main photo doesn't show it to be and the description doesn't say it is!

^Google Maps satellite view shows the house under construction - nice spot, but not anything like the asking price. Also, the “phase 2 annexe” is very close to the main house - so much so that it feels cramped, not luxuriant. The photography isn’t great - too close in on stuff, not showing the building that you would be buying - pics 5 & 10 are virtually the same. Yes, 7+ acres, but all the action is in one small corner of the plot.
The EPC is poor for such a new house as well…
I think it is worth about a third of the guide price,.

It's in the middle of nowhere, miles from any big urban job based location or railway lines for commuting to them so limiting purchasers to home workers or those who are retiring and would any retiree want to take it on?

It boggles the mind slightly to consider just how big the gap between rich and poor was 'in ye olde days', although I guess you'd struggle to build the place now for, what, probably double that price? So still ridiculously expensive compared to pleb wages. lol

18k sqft at say £600/sqft would be about £11m on just the house. Then fees, land, externals and garden.

Maybe £20m yeah.

I’ve just done for a client although not stone externally and it ended up similar and was about 16k sqft.

Indeed, you can see on the street view they have had to put signs up telling people it's a private house and gardens etc...so they must get issues with people wandering about the gardens and grounds.

For me the Malmsbury one would be my pick.

That frontage looks like it should be symmetrical but someone only did one side.
