So I rent out my house, have been doing so happily for 10 years.
Went down a few months ago as the tenants had given notice , the house next door has been sold .

Nutter has moved in. Does strange things, mostly smoking substances that stinks, so my tenants have to keep windows shut but the smell still gets in. Smouldering bonfires for days. People coming and going at all times of the day and night. Just been arrested (apparently not uncommon).

Looks like I'm about to get f*cked yeah ?

Unlettable property ? Unsellable property (unless big reduction) ?

Anything I can do ?

ETA - forgot to add that the previous tenants moved out because of him, tried to reason with him but pointless.

Hmm. Do they own or rent it? If they rent maybe try and find out who owns it and let them know the situation, they won't want complaints from neighbours on the house's record as it'll affect value. Sorry, can't think of anything better.

find even worse tenants to rent your place out, give a cheap deal and get people in more annoying than the new neighbor.

This would force out the new neighbor, then chuck out your terrible tenants and get new nice tenants in the go from there.

Easy, just advertise it on Gumtree or Marketplace…

provide free UV lighting solutions and 50% off electricity bills, and you will be good. Either dealers or Chinese crypto miners will be all over it.

On a more serious note it's a difficult one, you may have to go down the road of local council complaints etc. Do a google search for neighbor problems and put pistonheads on the end of the search, lots of comedy neighbor threads to read. I believe hammering frozen sausages in someone's lawn pops up in some.

Nuisance bonfires should be reported to the council. Maybe one of them will burn out of control and burn his house down while he's in a weed induced stupor, he sounds like Pit Pony's stoner neighbour.

Found the owners names (parents), address and phone number - am I allowed to contact them ? All info found through Gov.uk website and phone book.

Letter maybe better than an unexpected call ?

Nothing legally stopping you contacting them, how receptive they will be you can only find out by doing it. Doobie monster next door isn't going to change his ways without a nudge.

Drop a letter through their door then. Could then be from one of a few neighbours.

They may not give a st cos they've offloaded their nightmare offspring, they might be hugely concerned for his health, they might be aghast about it. Can't hurt letting them know without letting on who you are.

Parents live in another county.

They could either be at the end of their tether and not give a sh*t (although they bought him a house), or have a break down over it.

Be furious that I've found their names and address.

Be completely lovely but when the son finds out he's been grassed up go even more mental/problematic.

I want them to know it's me and that I've lost a couple of grand so far because of it, which will probably increase if it continues.

Feel really sorry for the people who are in there .

I don't think there's a quick fix, if they were your neighbours then the advice would be to report everything every time (council for the bonfires, there's restrictions in most places around times you can and can't have them) but as it's your tenants having to deal with it you can't really ask them to keep reporting it as they'll up sticks rather than deal.

I'd reach out to the parents and explain what's happening and what you'll be doing if it continues. They'll either care or they won't, it won't be any worse.
