Evening all,

I'm buying a house which has a detached brick garage to the rear. It is right on the boundary to next door, next to their garage. The roof is a mono pitch and is at its maximum height on the neighbour's side. It's really high. It looks to be closer to 4m than 3m.

I can't find any evidence of planning being sought on the council planning portal and it obviously isn't within PD.

The garage was built in 1999.

Presumably if someone were to take exception to it I could be forced to take it down?

What would you do in my situation?

If it's been there for more than 4 years (and you have evidence to support that), it is lawful. They can't make you take it down.

25 years old, no one can do anything even if they want to. IIRC 10 years is the limit for planning breaches.

I expected to need planning permission for a double garage I built when I lived in the south, but was told I didn't need it as it was further away from the house than they were bothered about. Obviously there were size restrictions, 30m square floor area and 4m high from memory. I built it more or less on the boundary without any complaints.
