Next door neighbour been trying to sell for a while. Dropping and dropping the price as they really want to get it gone (was it something I said..?)
Finally got an offer of £4K under their asking price. Neighbour on the other side (all pretty much identical houses) commented that that's about what she paid for hers in 2004.
Only one house I know, but thought it was an interesting perspective on where the market is at the mo.

About 20% over the course of a year. And their starting price would have been considered very reasonable a few years ago, I've no doubt it would have been snapped up (judging by what similar properties have been sold for at the time) so its not as though they were simply hopelessly optimistic and dropped to realistic.
Times they are a changing.

are you up North ? Or outside of the SE at least - prices peaked in 2004, nothing has really sold since then (other than for very exceptional properties).... so they've just sat there at daft asking prices....

the london agents seem to keep assuring the BTL's of decent yields these flats in finsbury park were 200k off plan for a 1 bed and 245k off plan for a 2 bed (they have yet to complete but should do in the next 4 weeks) http://www.findaproperty.com/to-rent/property-1198...even if this bloke gets 300/wk for this one thats a nice return. the problem is that these flats were cheap because they were one of these new fangled social projects where potential scumbags live side by side with DINKYS who work in the city. I know quite a few people who have purchased there. Its going to be interesting to see how it pans out and whether they will be knocking on their neighbours door to borrow some sugar, or whether there neighbours will be breaking down their door, when they are at work..

This is happening in my part of the SE too (Sussex Coast) Nearby house, bought for 190 in 02, went up at 225, my guess sold at 208 (no work done at all in that 10yrs though) Another, up for 405 2 years ago, divorce, now "sold" (for now) at 305 which is also about 03/04 value imo. Regions may offer too broad a brushstroke, also the type of property and value range need to be taken into account. In parts of the SW the average price of decent 3-bed family terraced houses is still 15% to 20% up on 2003/04. Recently, anything detached and well presented £400k to £800k approx seems to be doing OK after a shaky spell.

I am watching the house opposite relative's one at the moment - they sold up for £340K in 2003. Identical house in give or take identical condition is now up at £350K. (4 bed exec detached, pampas grass and a 5 series sort of thing). NW. Another relative's house in the next street (we turned these places into ghettoes...) also up, about a third smaller, they're asking £350K as well (still 4 bed, pampas grass but more of a 318Msport street) - market's struggling.... and evidence it has done for a long, long time...

Seeing a (very) few more sensible priced houses now. I last bought in 2002, was looking up to £200k. One house we looked at for £180k (60s 3bed det, nice corner plot) back then has since been extended (nicely), 2 storey, easily £50-60k's worth - rest of house needs updating - it's vacant so I suspect repo - advertised at £249,950. Rentals have gone mental though. We rented for a year whilst looking, family house rents have gone up a good 50% in that 10yrs and there is ever increasing demand. Lots of people I know are talking about BTL, so here we go again...
