I have full planning permission in place for the demolition of a bungalow and replacement with a much larger two story building. Went through the bat survey during application.

I'm wanting to start soon but just heard about a "demolition notice" that I'll need to send to the council which could cause another 6 week delay. Do I need to send this? I wouldn't know what date to put on this form because the commencement will depend entirely on how long it takes them to process the form!

Who has advised about the Demolition Notice? I expect this will be a Section 80 Demolition Notice or a Notice of Intended Demolition under the 1984 Building Act. That means it’s a Building Control requirement. Planning and Building Control are separate regulatory functions.

The planning permission granted includes for the demolition of the existing building, so it will not be another planning requirement.
Only a chat with a neighbour. I'm hoping building regs drawings will be sent to the building inspector this week, so I'll have a chat with them.
