Roundhay - Morley commute you're probably looking at about 35 - 45 mins in rush hour. I did it the other way for a couple of years. At least once you get past the city centre you will be driving more or less against the heavy traffic rather than in it. Let us know when you've moved and there are a couple of rat runs I can guide you round to avoid the main congested roads.

I drove from the flat to work yesterday evening and it took under 20 mins, so I'm guessing 40 mins at normal rush hour, which I think i may be happy to settle with as roundhay was very nice and exactly the kind of place I was looking for; Nice bars, pubs and restaurants and still close to the city centre - if only it was in south Leeds!

Yeah I will be against the flow of traffic going to and from work really until I hit the City Centre, that's where the problems will happen.

Roundhay is lovely, but you couldn't be more opposite side of the city for your commute if you tried!

I currently do Roundhay to Stourton commute. The way there is 20mins at 7.30a.m. The way back takes 35 if Im lucky at 5.00pm. I would think you would be very lucky to do Roundhay to Morley in less than 50mins especially during the evening rush hour. Headingley is nice if you like students. Chapel Allerton is good fun and slightly closer than Roundhay.

Getting so many mixed responses from people lol.
I would try the commute myself one morning and evening just to see how bad it is, but I know it isn't going to be accurate now that it's the school holidays so would give me a false sense of hope...

My line manager commutes from Alwoodly, and he seems to think the commute from there is pretty reasonable? And that's further north than Roundhay? I just can't see how it can be myself, it's right across the city!

I'm going to view the flat in Oakwood I posted earlier, so will hopefully get a better picture of what the commute will be like.

Sorry to add to the confusion, but if I were working in Morley I'd look at a nice part of Wakefield. Morley will be an easy run on the M1+M62. I'd forget the other side of Leeds - you'll end up with Leeds to drive through every day when you commute or take the ring road and spend an hour sitting in a queue on the run down to Rodley roundabout every day.

You might just squeeze into a studio flat at that price to be fair. 1 bed possibly for £550 - £600 pcm. Otherwise you'll be looking at a flat share with a boggo standard 2 bed/2 bathroom about £750 - £850 at the mo. Parking spaces then on top circa £100pcm - £130pcm per space.

FWIW When driving from Roundhay to Leeds I went down Oakwood Road, through Harehills past St James' hospital, then picked up the A61 onto Dewsbury Road (A653)and up to Tingley Roundabout past the White Rose Centre.

Certainly not the most direct but probably had the least traffic, especially as you're circling the bottom end of the city centre and going in the opposite direction to most from there. As I said, I reckon 35 - 45 mins the bulk of the time.

My commute from Morley into the city centre now is still via the A653 and usually takes me around 30 mins in rush hour.

I concur entirely. More of a city crash pad for those working in the city at that price range IMO. Would never be a "home", even in the sense that being central you tend to spend most of your evenings socialising out and about rather than at home. How you would store the most modest of your stuff if you lived in a city one-bedder is beyond me.

City Center flats are £425-475 for a studio (no parking), £500-550 for a 1 bed (no parking) and £725+ (no parking) for a 2 bed or 1 bed with parking.

I agree as a general overview.

There are of course exceptions on both ends of the scale. I have friends paying twice that for a 2 bed in the "right" block with the right space, the same as I have other friends paying £600 for a 2 bed with parking. But generally, I would agree those ballpark figures.

Anybody got any views about the route above? Thinking maybe down the right side, from roundhay straight onto the M1 will be against the traffic both times so a time of around 30 minutes each way should be achievable?

Also looked at a flat at the City Island's in Leeds city centre which seemed a goer - anybody done commute from there to morley-ish area to be able to comment on that commute?

My OH works at Capitol Blvd though she commutes from Bingley (where we live) which is horrendous (the commute, that is, not Bingley which we both really like). Nightmare getting to the M606 on a morning and nightmare all the way back on an evening. Knowing how close you are to the motorway only reinforces my view that you should consider Wakefield. My OH's Dad lives there and there are plenty of nice spots within easy reach of the motorway.

Wakefield would be an option, but my brother works in Leeds city centre, which would mean the train for him or a fairly bad commute into Leeds city centre making it a bit pointless really, especially as we'd both rather live in Leeds

Roundhay is ok but depends where you are for bars and restaurants. Street Lane part is better than Wetherby Road. Getting through Leeds isn't too bad as long as you know the back roads.

I would still strongly consider Farsley and Stanningley. There's a train into Leeds from New Pudsey, it takes 20 minutes to Morley over back roads and there's new bars and restaurants opening in Farsley. Cheap in a taxi too to Leeds for a night out.

City Island is a mixed bag. A close friend lived there for a year and had numerous issues. Colleague has been living there for a few years and the only issue he has is the strong smell of weed from some flats.

Unless I was totally new to Leeds I would never live in a city centre flat, except perhaps renting for a very short while whilst I found my feet in the city.

Equally I would not live outside of the city centre unless I was old, poor or very settled down.
