We are looking for any recommendations for a builder or architect who would be able to draw up some plans for a Porch for submitting to planning. Just looking for a basic porch (bigger than permitted development) and need either an architect who can do a cheap set of plans in their spare time or a builder who can do the plans and the build.

I think I can do all the plans myself except the current and new roof levels/plans.

We are Tingley area.

Thanks Leigh, really appreciate the offer. We are awaiting a builder who is coming around to take us through some ideas. He reckons that Leeds council planning department are really hard to deal with if no precedent has been set on your street for houses of similar age, which we believe would be the case with ours.
Once we have been through the feasible ideas I'll be drawing up the basic plans.

Apparently the council will give free pre-planning advice using the most basic proposed layout drawings with a yes in principal/no/maybe answer. If it passes that stage then we need to do the full plans for planning permission.

I'll PM you my number at that stage if OK with you and hopefully at that point I'll be very clear on exactly what is required.

Hi Mike, just let me know as and when can help out if required.

I've recently done a couple of projects in the LCC area and so far no problems, but I know what you mean when it comes to doing something no one else has, can be a sticky wicket sometimes.

Assume you're wanting something larger than 3m square of floor area, hence not qualifying for permitted development?

Unfortunately so, if we went permitted development due to the space to fill next to a bay window we'd end up with the useless thin porch we knocked down on moving in ~2.40 x 0.60m external, we need at least 2.40 x 1.30m external.
