If I was looking at somewhere to rent and I found somewhere with a brand new top of the range kitchen refurb and high end carpets someone is going to be paying for that.

We all know who that would be.

Not everyone can afford that.
My apologies, I hadn’t realised updating some tiling and socket facias was considered high end / top of the range.

As I said, if you want to complain about others keeping their financial affairs private then why don't you lead by example & detail all of your financial dealings, both income & expenditure.

Otherwise, if you don't want to do it then don't be a hypocrite by criticising them for feeling exactly the same.

Mortgage 90k

Mortgage will be about £350, its already let for £695. Thats just over 4k gross profit. I'll need to insure and get a gas certificate, but thats a couple of hundred. So its still around the 4k mark.

Thats a 13% return on my money. If I factor in an agent it will still be more than 10%.

Obviously they excludes any repairs, however in the past 12 months the repairs on my other 2 BTL's have been £30. As an average across the past 3 years its around £100 per property per year.

I'm pro landlord, I'm pro small landlords but imo thats low end and dated.

Personally if I needed to redo a rental I'd do something like this, it's still lower end but 'fresh'. Standard volume new build stuff.

I've done similar for £2-4k depending on size, not the largest kitchens granted. Obv not as cheap as not a new kitchen...

There was a point to those numbers back then. There is nothing to be gained from me discussing my current finances.

All of my rentals were bought around the same time and have similar figures. You can at least work out it's between 695 and 999.

They will be going up this year to get closer to market. I believe rent caps are inevitable and you don't want to be caught out with low rents, and therefore low rises.

When you're in the letting business it's a good idea to know what the letting is like.

This may shock you but I also know what the houses are worth if I were to sell them smile

Personally if I needed to redo a rental I'd do something like this, it's still lower end but 'fresh'. Standard volume new build stuff.

That's fine if you have a blank canvas, but we had time constraints (tenant already signed up) so the floor and wall tiles were staying. They wouldn't go with a plain white kitchen.

I prefer a shaker style myself. IMO high gloss flat panels will age badly. Just an opinion though.

There won’t be any need. They will control the market it will be up to them what the increase is no checking the market nonsense. And what you gonna do about it.
