It would be interesting if those that think it's awful posted a picture of their kitchens
It's a B&Q type kitchen in an fairly average 60's bult terraced house. You would be mad to put a high end kitchen in an average rental place.
It might shock some but when I replace carpets, it's with mid range one rather than an expensive wool carpet.

If I was looking at somewhere to rent and I found somewhere with a brand new top of the range kitchen refurb and high end carpets someone is going to be paying for that.
We all know who that would be.
Not everyone can afford that.

So I can take it that you admit you were just posting made up rubbish?
I don’t get why you would? Surely if the thrust of your argument had any basis in fact you would not need to do this? Its only when an argument is entirely facile that you need to use made up emotive points.
Ah, buts its fine to moan about sub-human, stupid bh tenants? I don’t get why you would? Surely if the thrust of your argument had any basis in fact you would not need to do this? Its only when an argument is entirely facile that you need to use made up emotive points.
Lets keep the photos of "cost effective" jobs tenants should be grateful for coming

PH's landlords suddenly embarassed at what they rent their properties out for...
As I said, if you want to complain about others keeping their financial affairs private then why don't you lead by example & detail all of your financial dealings, both income & expenditure.Otherwise, if you don't want to do it then don't be a hypocrite by criticising them for feeling exactly the same.

Why? All mine have been bought since 2010, and will be making me money even if I have them managed.
This is how the figures stack up on my latest one
Purchased for 120k
Deposit 30k
Mortgage 90k
Mortgage will be about £350, its already let for £695. Thats just over 4k gross profit. I'll need to insure and get a gas certificate, but thats a couple of hundred. So its still around the 4k mark.
Thats a 13% return on my money. If I factor in an agent it will still be more than 10%.
Obviously they excludes any repairs, however in the past 12 months the repairs on my other 2 BTL's have been £30. As an average across the past 3 years its around £100 per property per year.

I'm pro landlord, I'm pro small landlords but imo thats low end and dated. It's a B&Q type kitchen in an fairly average 60's bult terraced house. You would be mad to put a high end kitchen in an average rental place.

Personally if I needed to redo a rental I'd do something like this, it's still lower end but 'fresh'. Standard volume new build stuff.

All of my rentals were bought around the same time and have similar figures. You can at least work out it's between 695 and 999.
They will be going up this year to get closer to market. I believe rent caps are inevitable and you don't want to be caught out with low rents, and therefore low rises.

And milk tenants for everything they can while hiding behind their corporate structures.
Like landlords that setup alerts to monitor the prices of similar properties in their areas? This may shock you but I also know what the houses are worth if I were to sell them

I prefer a shaker style myself. IMO high gloss flat panels will age badly. Just an opinion though.
