No doubt the LLNPA would not like the idea of building anything unless knitted from organic haggis pelt and RTR plus the proximity to most of Scotland's ned population mean none of its private.
I can't go into details on a public forum coz the project is ongoing and still largely at the planning stage, but I've been following a project very closely and from that experience, I'd say LLNPA have been really brilliant, and not at all living up to the reputation they've got in the eyes of some.Obviously YMMV, but that's certainly my experience so far. I'm quite impressed actually.

I wonder if the island would sustain a population of wolves and bears... That might keep the uninvited away
Nice idea, but it's not even close to big enough. You need something at least100x bigger, with a population of prey animals big enough to feed the wolves and still thrive themselves. Then there's the issue that bears and wolves can swim...dlks151 said:
I fish off of there and I can tell you that most of the time that boat would be tied up and you'd be completely isolated. Aside from the weather you have 12knot tides and serious swells to deal with. Even with a 23ft boat with twin engine there's limited days we can get out in this area. I'd be giving this one a miss !!
I have some friends who own an island that's not far away. The weather can be a challenge! I met a couple this week who have an island in the north west of Ireland with a large (and only) house. I asked them about how often they swim in the sea and they said the tides make it quite dangerous to do so - in fact some teens drowned there a few years back. Shopping is also a bit tricky for them, a boat, a car etc
Island life appeals. And then it suddenly doesn't.

Far from a mega millions mansion and in need of some interior design work but that brickwork alone is enough to have me hooked...

Let’s take things a step further with an island off the Mull of Kintyre. Actually three islands. The house may be a letdown though.

Loch Lomond Island

Pretty sure the northernmost island on the loch sold for around £1m a few months ago, had a wee house on it though.
Could the hunting lodge not be converted to some kind of coffee/food/bar type, and run as a business as opposed to trying to keep it private? Would be busy in summer especially!https://www.rightmove.co.uk/properties/147314936#/...

£1.3m ok so it's offers over but I would not say no. Bit standard grey inside but an ok size garage.

that is very nice indeed, elephant in the room notwithstanding. Layout/dimensions are pretty much spot on for me https://www.rightmove.co.uk/properties/145253429#/...

Hell yeah https://www.rightmove.co.uk/properties/145253429#/...
Although, not (to my eyes anyway) very aesthetically pleasing in terms of architecture.

Do you like the smell of rotting seaweed? You'd become familiar with it during the summer. I like being near the sea, but not that near.https://www.rightmove.co.uk/properties/145253429#/...
