Been quoted 0.75% + VAT from a Scottish solicitor today for buyers conveyancing,

Seems a lot! Is that par for the course?

With SDLT + Solicitor we are talking £30k...
In Scotland 'SDLT' is called LBTT and it's not exactly charged at the same rates as SDLT.

Yes its set.

I think there are 2 more people.

The package, did you just do this as a letter or did you get your solicitor to paraphrase?
I wrote a letter, wrote what I wanted. We were lucky to meet the seller so had a good connection.

Can’t add any more to the replies that have been subsequently posted to this, other than wish you the very best of luck with the purchase. Emotions go through the roof and I think there should be some emotions rather than just logic. It is a home after all.

Really, best wishes with it all!

Cheers. Yes I have met the sellers. Nice people but clearly have their heads screwed on so I doubt they are going to take an offer unless it's pretty close to what they want. I know what they paid for the house and I have a good feeling I know what they spent on it. I think our offer gets them to break even but I think they will be looking for 10-15% more than that. That's just my gut feeling. We don't have that kind of money. We are going to put our max in and see what happens. If its not accepted there is nothing else we can have done so just accept it and move on.

Just remember to finish your bid on an odd number.
I won my house by bidding £×××501 for instance.

The issue is people are saying to bid 10% over and I expect that's what the others will do too.

We don't have +10%, so I think in reality its going to be futile.

Disappointing but we have another place to view at the end of this week.
This really isn't true. I've been involved with multiple competitive closing dates with multiple notes of interest that have ended with only modest premiums acheived.

The last one, had lots of interest but literally everyone flaked except me and one other bid, so the seller had two bids, we lost but the higher bid was 1.6% over HRV which i know because it went on the land registry approx 7 weeks later.

So it's worth putting the bid in at HRV again if that's your level. Just be aware your odds of winning are fairly low.

It’s my dream to move to Scotland and get away from it all on a budget. Always fancied Yorkshire but could never afford anything with a bit of land and a nice setting, whereas SW and Northern Scotland could be a reality. I had a client who was moving to a rural spot up there and I can’t say I blame them. Since then it’s been playing on my mind. Thrown a spanner in my car plans as on one hand I want XYZ cars but on the other I’d rather have the move sooner. Still a long way off yet but ive started saving money more wisely so maybe it’s a sensible ambition. Probably more sensible than buying a financial mistake of a sports/supercar biglaugh

For now I settle for day trips to the dales and countryside walks until that day comes.

Our solicitor has said it will go for over HRV. We know it will just because of the type of property it is.

We have another place to view before our offer needs to go in... so maybe that might help us.

Probably not!!

This. There's always another (better) one just round the corner. Stick to your guns to get what you really want.

I think 99% of the time this is true. But not always. Sometimes there is that one house that is just so special (for you) there is no better one.

Hopefully for the op, the wait will be short. We found out three hours after the midday deadline. Good luck!

There is no equivalent for sale that we can find. So yes you are right its going to be a long wait I think if we wanted the same sort of property. Oh well, fingers crossed!!!

Waiting for a certain property to arrive at a lower price might be a very long wait, and come with a catch when it does

Perhaps a better plan to either raise your budget, or target a slightly smaller house. Time has value too

Bank hol weekend you may not hear 'til next week.

If you are still looking in rural SW Scotland it must be a lump of a house if your budget is anything to go by.

Houses in the 150 to 250k bracket I can see being in big demand and going over asking price. The higher up the pricing my gut feeling is they will go for less than asking.

Unless it's people from outwith the area with too much money happy to offer over

Retired. Pension income might be an issue but we are a while off that yet.

Bugger, bugger. Despite this being a forum and I don’t know who you were I was chatting about you to my wife over a coffee this morning describing, and reminiscing over our move and thinking of when you might hear back.

I really didn’t expect that last line, it has to be said. Are they asking everyone to re-bid?

No they are staying put apparently - I dont blame them its a lovely house.

They told me what they would sell for. Its above our budget.

I got the vibe from the EA we were the highest bid.
