Can’t add any more to the replies that have been subsequently posted to this, other than wish you the very best of luck with the purchase. Emotions go through the roof and I think there should be some emotions rather than just logic. It is a home after all.

Cheers. Yes I have met the sellers. Nice people but clearly have their heads screwed on so I doubt they are going to take an offer unless it's pretty close to what they want. I know what they paid for the house and I have a good feeling I know what they spent on it. I think our offer gets them to break even but I think they will be looking for 10-15% more than that. That's just my gut feeling. We don't have that kind of money. We are going to put our max in and see what happens. If its not accepted there is nothing else we can have done so just accept it and move on.

Just remember to finish your bid on an odd number. I won my house by bidding £×××501 for instance.

This really isn't true. I've been involved with multiple competitive closing dates with multiple notes of interest that have ended with only modest premiums acheived. We don't have +10%, so I think in reality its going to be futile.

The last one, had lots of interest but literally everyone flaked except me and one other bid, so the seller had two bids, we lost but the higher bid was 1.6% over HRV which i know because it went on the land registry approx 7 weeks later.
So it's worth putting the bid in at HRV again if that's your level. Just be aware your odds of winning are fairly low.
It’s my dream to move to Scotland and get away from it all on a budget. Always fancied Yorkshire but could never afford anything with a bit of land and a nice setting, whereas SW and Northern Scotland could be a reality. I had a client who was moving to a rural spot up there and I can’t say I blame them. Since then it’s been playing on my mind. Thrown a spanner in my car plans as on one hand I want XYZ cars but on the other I’d rather have the move sooner. Still a long way off yet but ive started saving money more wisely so maybe it’s a sensible ambition. Probably more sensible than buying a financial mistake of a sports/supercar
For now I settle for day trips to the dales and countryside walks until that day comes.

I think 99% of the time this is true. But not always. Sometimes there is that one house that is just so special (for you) there is no better one. Hopefully for the op, the wait will be short. We found out three hours after the midday deadline. Good luck!

If you are still looking in rural SW Scotland it must be a lump of a house if your budget is anything to go by.
Houses in the 150 to 250k bracket I can see being in big demand and going over asking price. The higher up the pricing my gut feeling is they will go for less than asking.
