I dont believe that there is a bubble. My gut feeling is a continual rise on the older and more rare stuff.Mainly anything air cooled, all the GT cars (not GTS yet though). Water cooled Turbos wont rise (Except GT2) but they are surely a good bet to fall slowly or hold.

A good argument although if you're going to use your RS daily it would soon be worth a lot less and cost you quite a bit more than a new box in maintenance. That's a great looking car and they have a real following. Have you seen how much the facelift cars have shot up in the last few years?!!! Just because its cooled by air doesn't qualify for a rise in price. That's just forum hype and owners of air cooled cars wishful thinking
Prices rise due to supply and demand and rarity of the variant full stop. We are now seeing nice IB cars (low mile/exceptional cars) fetching more than vanilla 993's and rightly so.
GT cars as you say will hold out and be a safe bet but that doesn't mean you'll make money long term.
I have made some good money on certain previous 911 cars but I never really enjoyed them due to not really using them for fear of putting on miles or getting stone chips FFS so whats the point, you also have to factor in the maintenance costs of old cars.
I now have a 911 that I use which my previous pork has paid for in relative terms, so stands me at nothing is at the bottom of its depreciation curve, so anything I get for it when I decide to sell is profit.
One of these days we might have a thread on here which doesn't involve future values..........future classics etc.

Sold my 997 GT3 to save my license, as found car was only fun when driven hard, which meant silly speeds. Not sure this is the right car for you based on your points I'm going to see a 997 GT3 in the morning - I think you suggested that?

I am not citing the 993 specifically either, I agree with your IB comments, they are much more sought after and arguably more special.

The 996 is lower value due to its production numbers the car itself in its early 3.4 guise still runs rings around its predecessor that been only more sought after due to less remaining. Years to come and the vanilla 996 will become more desirable.
