Right folks, genuine questions this and not using my normal name (although I'm not well know).
I will soon have a property which I aim to rent out, but need maximise its potential, its not in a very good area. So my question is can I utalise it as a massage parlour and rent out the rooms to the 'girls' and as such have no involvemtn in their 'business' just provide the property. My views are that i would get more income through this method than tradional renting. The rent would be fixed and as such not related to their income and having no involvement in their business.
I have no issues with the this myself and its only an idea but wondered your thoughts thats all.
If it appears to be at all illigal then its a no go obviously.
think I'll leave the room whilst the abuse starts

I should have thought that you would need to be unaware of the use for the property to have plausible deniability, but maybe one of the BiB can confirm this.

You may make extra money from rent but the wear and tear on beds and mattresses will eat into this somewhat. Imagine a tax audit where you claim for 8 beds a year on one 3 bedroomed property! That may be difficult to explain.

Cant see any problem as you only rent the girls accommodation what they do there is up to them, If you get a tug (from the police) you thought they were students. This is only my opinion and is in no way based on law (or common sense}.
If this goes through can we have an address and price list, err cos we're curious.
Also will the girls be paying cash or in kind

I should imagine that if the BiB, local council or any rival outfit wanted to close the place down, they would view you as being 'responsible' and as such, a legitimate target. Regardless of plausible deniability, you would get the hassle, and possibly taken to court for profiting from prostitution.

Given the use of the building and your plans to rent rooms out to individuals, you would also probably find the place trashed in very short time and would have to consider knock on problems such as drugs. Even in a poor area, a trashed house is worth less than one in reasonable nick.

Low rent business like this takes balls of steel and is asking for trouble.

Had a flat once that was used as a erm brothel, i was working abroad at the time and to this day it still causes me grief.

My opinion is to not do it.

There may be a tiny flaw in your business plan:

1) If all you are doing is just "renting out rooms" (and you think you can rent for more than the market rate ) : whats to stop the women from just renting any house / flat at the "normal" market rate ...... why would they rent from you for more ££££ ?

2) If you are "adding value" by providing signage / advertising /wipe-clean-sheets / whatever ..... you could be charged with Pimping / running a brothel.

As far as I'm aware .... its illegal to run a brothel , but NOT illegal for women to sell sex on an individual basis (not that I have any experience of any of this.

And what if you are approached by some nasty Eastern Europeans with guns / knives asking you for x% of the turnover ?

I am sure it would be cheaper just to go visit such an establishment, rather than actually going to the effort of owning one Charlie.

I can imagine a future thread of Connect's saying something like:

"One of the girls who rents from me had fallen out with her previous landlord and he's threatening to burn down my property unless I ask her to leave......"

Or maybe:

"The police have raided my property and have found class A drugs under the stairs and they're telling me it's my responsibility - help"

Or:

"One of my tennants informed me she was 19 but it turns out she's just 16 and the police are accusing me of supplying men with......"

My advice - don't even think about it.
