Sorry just cant deal with PP.

So there is a proposed developement that I feel will have a material negative impact on the value of my property. The developers have not yet submitted the plans but are in the process of carrying out a public consultation. This, by the way, has been fronted as a walk-in art exhibition after which they are asked about the proposed development.

Would I/Do I have any legal right for compensation should the development go ahead? I know I can object to the council but I suspect the council and developers see eye-eye, if you know what I mean.

Sorry for the boring topic...

Once the planning application has been submitted you can lodge an objection.

Compensation - unlikely unless the develoment is so close to your house that it infringes your right to light.
Unfortunately for you, whilst you have a right to light, you don't have a right to a nice view.

There are all sorts of objections that you can raise (once the formal application is in) - but the developements effect on the value of you property is not one of them. Not in a direct sense anyway. A few valid planning reasons for objecting are:- bulk ie out of proportion with surrounding properties, adverse effect on 'street scene', Highways - unsafe access to road or innapropriate increase in traffic, your right to light, insufficient parking for increased residency etc.etc.etc. You will be able to get all the info you need from the local Planning Dept. or talk to a planning consultant. DON'T object on the grounds that 'I don't like it' or 'it will devalue my property' - as has already been said this will only devalue your objections.

I know very little about this kind of thing but I would have thought if there could be an impact on pollution - including light, noise & odours - that there would be something to claim for. Depends what they're intending to build whether these will be relevant to you though, but I'm sure you don't want new smells, noise or excess lighting to affect you.

The tall(ish) grey building to the left is in the process of being built and will look good IMO when finished. The A-level art project is the new building...

In my research on this seems new builds are looked on in a positive light if the materially reduce car parking space. Ken? Just love him.

I lived in Hove where they are building 750 flats in two towers blocking the sea view of almost the entire population and increasing already rediculously poor parking provisions... Do they care! Do they buggery!

If ony they were are happy to ignore common sense when deciding on all permissions!

My friend recently had permission refused to increase the size of his kitchen window because it would spoil the view from Box Hill which is 4 miles North... even lost the appeal!!

Its farcical really!

that looks like about 40 stories, or what, £100m+?
your best bet would be to pray for an equity meltdown (or start one)

Livingstone has been in favour of towers to mammon from day 1; he sees himself as a U.S. style mayor with all the peversities that go with the job. Like Bliar, he is desperate to leave his mark.

This one is an interesting exchange in the Lords relating to planning permission for Vauxhall Tower, another pointless but lucrative development...

Yep. I really liked the old school architecture mixed with well designed moden buildings (like the other new tower). But this one is truely hidious. The thing is, the developer is Self storage, they already have a building 200-300 yards up the road. Not happy with their 12 floor office block, which actually looks fine, they want more. Now the real nice thing rolleyes is that the first 12 floors are self storage with no windows (yep big black cube). So to make it acceptable to the "public" they are going to cover it in art, and the remaining floors are going to be a hotel and fancy restaurant. See they couldn't just apply for the money spinning hotel, because Ken doesnt think that helps the poor people. So why not make the first 12 floors selfstorage with blacked out windows???? Obvious really. Oh, and any guesses at howmuch extra parking there will be for the hotel and selfstorage??? Yep you've got it ZERO. Oh, that alright because the only car park in the area is going to be another tower block. Whilst i'm sure this is boring the pants of most you, if I wasn't writing this i'd be doing something not becoming of an upstanding person like myself mad

Is it in accordance with the Structure Plan, which is a city wide document which will contain planning guidelines? All I can suggest. Hideous, I agree.

Funny you should say that. If you google the address there was a planning application in 2002 rejected because the than 12 story building plan was too "bulky", i.e. too dominant for the city scape... But i've delt with planning authorities many times before and if it suits them they'll let anything go. Its Friday, not going to think any more about it until, ummmm, Saturday. Arggggggggggggggggggggg...........

Sorry to say but the developers always seem to win and that is from past experience. I even have a friend who is a District Councillor on the Planning Committee and the developer still won. We sold up before the development was built we were very lucky in that respect.

Forget about lack of light, devaluing your property etc. I asked my councillor friend that and he replied that I have no chance.
