Is it? If someone had the necessary resources to fling at the place, and they liked the seclusion, it has the potential to be a really cracking property, imo.

I'd hate to be hemmed in by all that woodland so close to the house. I like wide open spaces.

I can see how the house is savable, albeit at cost, maybe 100K to make it nice?
But the land is a challenge... Varied is an understatement, lots of work needed to make sense of all the bits, and it would all be cost, as I'm not sure how you could make some money out of it... maybe a herd of wild boar?

I'd agree there is huge potential but right now without a huge chunk of cash throwing at it its a nightmare

Joking aside, yes. I’d be amazed if you’re getting anything pleasant out of that with anything less than £300k.

If you budget it at around £1500/m2 for a fairly standard level refurb of the existing house, which according to description is around 75sqm, thats around £120k excluding any big structural changes or extensions. Then say extend 40sqm at £2500/ sqm, you'll probably be looking at £250k ish for renovation and single storey extension.

I was plucking a number out of the air... Of course it's hard to see what needs to be done so maybe 2-300K- Which makes it a pretty expensive 3 bedroom house, albeit with loads of hard to use land.

How would you resolve the bathroom issue?

I think there’s no practical way upstairs. Maybe turn the parlour into the bathroom, and turn the current bathroom into a utility room. The dairy into a study.
