Definately get an extractor, in the shower area too.

It's worth spending a bit on a quiet one, the cheap ones are just that, cheap & noisy.

If you just have to repair some walls to make good for the tiling by the means of plastering, I would also do that myself. It desn't have to be perfect, as long as its flat smile

Yes you will need an extractor fan. Pay the money for a decent quiet one and position it at the furthest point from the door you can get. If this is over the shower then that's great. I wouldn't bother with a humidistae fan just get one with a timed overun.

not a lot I can do about it.... If I want to maximise the room so I can actually move in there the bath needs to go near the window.... the room is 1620mm wide and 2100mm deep... so if the bath is on the side I lose a lot of space... at the bottom then I lose the width of the bath... just so happens there is a window there... nowt i can do.

Im thinking about putting the glass squares up but since its not on a window you can see from the outside (except for being in the ground floor flat and that aint mine) so I think I could do that on the cheap and then have a funky room.... extractor will basically be just above the shower.

moving it round and switching the door to swing the other way would make it seem twice as big as now.

Does that make my reasoning seem more normal?

There's plenty you can do about it. Not re-fitting the shower being one. Look fitting a shower over the window sill WILL lead to problems with damp penetration and so on.

As an alternative why don't you re-hang the door to open outwards? Remove the radiator and fit under tile electric heating. Fit a corner Toilet. Then fit a proper sized basin. Finally fit a small towel warmer. No need to move the bath or shower locations.

Frankly that layout is appauling, and your proposals are at first glance just as bad. That radiator position is dangerous. If you've got £5k available you should be able to get something fully functional in there. Not a hotch potch of compromises.

Where abouts are you? What type of property is it?

sw london and its a victoria flat so no expansion possible.

the door is definately being moved... but not sure how the toilet can without the waste pipe being visible or a big box section.... a corner toilet and a full size basin will still mean getting to the basin is cramped. the wood section near the basin is going... but what can you suggest in a cramped space?
