Rental for similar places on the Warren start at £2k a week. As that's on the beach front it'll rent for £4k plus in the summer. It's utterly stupid but Abersoch, and especially the Warren is very popular with Evoque type people from the North West.

There will be ground rent on top of that.

The leases there are 20 years after which you negotiate. They used to make you buy a new caravan at that point, but the chalets seem to have moved the game on a bit, so I can't see those being forcibly replaced.

I used to go there quite a bit as a kid - "Wilmslow-on-sea" it was known as - and not far off - we used to see so many people we knew there it's like the whole village upped & moved in the summer.

Quite often on these sites (who are often owned and run by a certain nomadic demographic) there is a clause in the contract that says after 25 years they have the right to force purchase the cabin from you for a paltry sum, especially if it's past its designed lifespan.

Surely if you are really lazy, you won't add a door between 1 and 3.
That would mean potentially having to trek between floors just to get from B1 to B3 because you left your phone there.

FYI by lazy, I mean add a door by paying someone to do the actual adding for you. Don't you try to out-lazy me. I've been practising for decades.

£9.5k annual service charge is quite something!

I worked in that building for about 3 years, when Logica owned it. Happy times, great building.

A friend of mine owns one biggrin In fact I have a nagging suspicion this is his as he has downsized his life recently. I think the description of 'Cheshire-by-sea' is pretty appropriate although to be fair to my friend he has a lot of fun there and the kids love it, I have to say it looks like it is an amazing place to be which might justify the pricetag. Funnily enough I was chatting to a mate at work who lives in Wilmslow and most of his very wealthy friends there decamp to Abersoch on a semi-permanent basis too. The price seems crazy but I think there is a huge demand for it...supply and demand I guess

On my semi-frequent "what would I buy if my Lotto numbers come up" trawl of Rightmove I spotted this property:

It is perhaps unusual in that it could also be featured on the 'real estate prawn' thread.

Outwardly the property is perfect for my requirements - quirky but modest sized house, in an interesting location and a massive garage.

But, the nightmare side of it is due to a massively inflated price (purely down to that location?), amusingly dated/retro interior and I would wager it being the most poorly furnished 3 million quid house in the country - I've seen better furniture in student digs.

Noticeabley there aren't photos of some of the rooms or bathrooms - probably for fear of putting off prospective purchasers - in the walk through video there are glimpses of a very orange bathroom and the semi enclosed bedroom off the lounge seems to have an airbed in it.

Not a single shot of the master bedroom (that I could tell), so the mind boggles at what horrors are within.

There's nowt as queer as a Cheshireite with cash.

Porth Neigwl is beautiful, and almost certainly makes up a big part of the area's appeal.

But for many, it's a status thing.

A bit like moneyed folk from London buying in Padstowe.

Even from the outside it's bloody awful. It's like they've accidentally dropped photos of different houses into the same listing.

£3m for a plot of land and a demolition bill seems a lot.

The stairs/ladder to the master bedroom is scary! Not sure I would be able to sleep up there after a few beers...

Definitely. No architectural merit or coherence whatsoever, so a lot of money for a plot.

Don't you take your own furniture with you? or buy new stuff? Or did I miss the clause that says the furniture must stay in-situ once the property is purchased?
