Following on from a previous topic (http://www.pistonheads.com/gassing/topic.asp?h=0&t=1582745) we have now had our offer accepted on the property and although it's early stages were pressing on with planning for the proposed side extension and detached double garage

It's on a great corner plot which is extremely rare on this particular estate, in truth were probably paying for the potential of the plot rather than the house in its current state,

Had a meeting with the building control officer yesterday to discuss a few bits and to confirm foundations due to close proximity to the trees but it's not much of an issue after all, all with a view to going from this

The architect is on with the plans at the moment, and the major changes are mostly the ground floor, the 2nd floor of the extension will be a master suite however were still working on the layout for this, we have 3400x7900 to play with which should allow for a walk in wardrobe and decent size ensuite

Yes the current floor plan is missing a door into the hall!

I am expecting the plans from the architect on Friday so I’ll post up here for thoughts and ideas,

I have the land registry plot sheet and would like to obtain the triangle section to the left of my plot (outlined in red) which is currently unattended overgrown bushes and trees, the land registry are not the most helpful! any ideas on how to go about this?

Council or highways ie Hampshire Highways is my local, and turned out to own the land opposite mine not the council

Some crops of the plans sent through


(the garage door needs changing to a window)


(the tv room will be a play room for the kids)



I'm thinking of changing the utility slightly, removing the outside door and having the units on the side wall with the door coming in from the kitchen rather than the hall,

That looks good, will totally transform the property.

You mention changing the utility slightly, personally I would retain the outside door, but remove the door to the hall, and the walls around the utility area, as you loose a fair bit of space creating the corridor, and could then have additional storage against the wall behind the stairs.

Update time!

Looks like we're moving in on 4th November and planning has been accepted with conditions!! Not entirely sure what the conditions are, I'll need to phone the council tomorrow

Anyway, I'm still not convinced with the study/wc/utility area, it feels on paper they are shoehorned in slightly with the remaining downstairs being quite large for perspective the rear of the house will measure 13m external

Without pulling the stairs out (with I'd rather not do as we'll be living in during renovation) I'm at a loss as to alternative layouts

Congrats, looking forward to the refurb porn thread OP.

Silly quiestion time - why on gods earth do developers do what they do? Would this not be a nicer layout for the same cost on the same plot?

Hi Brian,

Congratulations on the new home.

Looking at the downstairs floor plan (and maybe I have misinterpreted them), I see a couple of things that I would want to change. Firstly, the Lounge Room is cut off from the rest of the house. How often would you use it and what for? I don't know how your family works but for mine that is a room that would almost never be used. Secondly, the entry to the living areas and kitchen seem to be via the 'services' corridor. When friends come over, do they turn right at the stairs, past the toilet (with outward opening door), past the laundry then into the kitchen? Also, this corridor has no natural light at all so dark and narrow.

I think the solution is to put double doors between the dining room and the Lounge Room. Open them up for entertaining and in the summer for air flow. When you are bringing in the shopping and the kids are coming home from school just use the service corridor.

I’ve had a reshuffle of the doors and layout to make it work better, inward opening door for the wc and access to the utility and under stairs cupboard via the kitchen/diner,

funnily enough we will be closing off a set of double doors from the lounge to the diner, the idea is that the lounge becomes quite isolated, more of a large snug room for watching movies ect and to prevent it becoming a through route to the rear of the house,

Just when you thought everything was moving on nicely, completion due next Friday, a call from our solicitors saying our purchaser's sale has fallen through banghead

Hopefully the lady we're buying from will hold on till they find an alternative buyer, fingers crossed!

The buying process in the UK is a nightmare, I hope things get back on track for you shortly.

The layout looks good, you have a lot of reception space and I imagine the lounge will not get used much (we have the same dilemma). We have gone through a similar exercise recently and I have given up exiting lounge space to make the family room work better, I guess this is where you will end up spending much of your time.

UPDATE!

We eventually moved in on the 12th December, yes 2 weeks before Christmas into a house that requires top to bottom refurb with a 4yr old and a heavily pregnant wife!

As mentioned previously planning was accepted with no major issues however building control wanted us to remove a few trees that stood in our way then leave it 3 months for the ground to swell, this wouldn’t impact things too much and gave us a little time to carry out the work which will be unaffected from the build





pulling bushes and trees out isn't much fun at this hour!

We had to alter the landing slightly to allow for the extra door into what will be the master bedroom, this involved removing the built in sliding wardrobes from the previous master bedroom (now daughter’s bedroom) and soon to be nursery

Once the landing was sorted we could crack on with the two affected bedrooms,



fully skimmed and trail run of the led lighting strip







Daughters ensuite

Victorian Plumbing pee'd me off royally with there conclusion of this shower tray which they provided stating its not blue, its just the lighting in the room furious



needless to say that was swiftly returned and a new one ordered from a competitor, the pink quartz tiles where certainly not my decision merely a consequence of letting a 4yr old choose her own tiles!





at lest she takes care of them!

She's a lucky 4 year old! Fair play. If you don't mind me asking how much was the tromp l'oeil wallpaper of the tree line and where did you get it? Thanks in advance.

The entire heating system was pulled out with the existing cylinder space providing room for shower cubicle at the end of the bath



note the original 1990 pink suite!



I need to take a few more snaps of the completed bathroom when I get chance, some cheapo decking lights where installed to provide some feature lighting

around £120 from Japan, really good quality tho, very pleased with it, i'll try dig out the link
