So I'd like to knock down/relocate my shed and extend my kitchen into some of that space.

Would be single story flat roof at the same height as the front of the shed. As you can see the shed height is a fair bit lower at the rear.

Not sure who owns the wall but it appears to be on my side.

So while I'm waiting for my architect to visit I thought I'd ask the PH massive for their thoughts :thumb up:

Ventured into the attic and found the deeds. The pink and blue areas are mine.

On an older document it appears that my neighbors to the right own the boundary walls and fences. So I guess this could get tricky without some diplomacy on my part. I really don't want to have to build a metre away from the wall. Any thoughts?

It's just Bindweed. PITA all the same.

The across the back is a no go as there is an expensive stone patio area there that our lounge looks into.... I'd post a photo but cough cough it's a bit of a mess at the moment rofl

Width of existing ext = 1700mm
length = 3600mm

length of old kitchen = 3300mm

width of garage = 2600mm
length = 5000mm

Basic idea is to demolish garage.

Extend existing extension out to boundary but not the 'original' kitchen bit as I don't want to get involved with steel beams etc.

Reinstate a workshop further up the drive.

the overhanging back end of the garage will become a log splitting/store room.

The garage is the boundary so as per Dimms max = 2600mm

Your probably right about having rear access for stuff but if Wifey agrees I'm happy to go full width. I could possibly move the opposite wall 800mm into the patio to gain it back but that's yet another wall to tear down and re-build plus extra footings/insulation work * and not sure about spoiling the patio area (even though we have masses of garden).

  • talking of floor insulation would building control insist on extra insulation in the existing extension area? yikes
Obviously the new roof would have to be to current regs as far as insulation is concerned. They may well insist on ALL the wall insulation be upgraded under the 25% rule?
