Kitchen extension up to boundary?
Discussion
So I'd like to knock down/relocate my shed and extend my kitchen into some of that space.
Would be single story flat roof at the same height as the front of the shed. As you can see the shed height is a fair bit lower at the rear.
Not sure who owns the wall but it appears to be on my side.
So while I'm waiting for my architect to visit I thought I'd ask the PH massive for their thoughts :thumb up:
there that's one each for you
In my defense I do actually live in the house
:edit: 'the house' being the bits you can't see and i'm not showing you
PS. i've temporarily suspended Wifeys access to PH

Do you buy saws in bulk?
I think he waits for them to rust and then adds a new one next to it. Rinse, repeat, etc.Oh, Dicky. Buy a golf bag you tight git.
And the Knife..... I like to whittle sweeping brushes up there

Ventured into the attic and found the deeds. The pink and blue areas are mine.
On an older document it appears that my neighbors to the right own the boundary walls and fences. So I guess this could get tricky without some diplomacy on my part. I really don't want to have to build a metre away from the wall. Any thoughts?

It looks like you've a long and large bulging end..
According to my deeds the "bulging end" was purchased for £66, It's big enough for a 4 bed detached (circa £750000 in my town) - my mate owns plot 92 that has access to the road! fingers crossed that'll be a separate thread saaby93 said:
why not go with a garage carport store spare room alongside your house with a full width extension across the back?
The across the back is a no go as there is an expensive stone patio area there that our lounge looks into.... I'd post a photo but cough cough it's a bit of a mess at the moment Welshbeef said:

What's your max budget?
Cheeky If it's £40k or £300k then posters realise what is possible or not.
In all honesty I'm thinking circa 25k plus whatever Wifey spunks on the cookery bits

What's the length and width your after achieving?
Can't show Dims as i've done this with some freebie software..........Width of existing ext = 1700mm
length = 3600mm
length of old kitchen = 3300mm
width of garage = 2600mm
length = 5000mm
Basic idea is to demolish garage.
Extend existing extension out to boundary but not the 'original' kitchen bit as I don't want to get involved with steel beams etc.
Reinstate a workshop further up the drive.
the overhanging back end of the garage will become a log splitting/store room.

1.7m width kitchen is pretty snug so totally see why you want to go sideways to absorb what (from the pics) is under utailised space and drastically add value/make living in the house even more enjoyable.
I would always leave a gap front to rear on the boundary so that you have proper rear access. I'm trying to get 0.8m which is more than enough for my lawn mower (and what ever will be its replacement) plus the wheelie bins. Don't need it any wider.
What's the max size gable to boundary?
The garage is the boundary so as per Dimms max = 2600mmI would always leave a gap front to rear on the boundary so that you have proper rear access. Your probably right about having rear access for stuff but if Wifey agrees I'm happy to go full width. I could possibly move the opposite wall 800mm into the patio to gain it back but that's yet another wall to tear down and re-build plus extra footings/insulation work * and not sure about spoiling the patio area (even though we have masses of garden).
- talking of floor insulation would building control insist on extra insulation in the existing extension area?
