Well I have just heard I have completed on my house - thanks go to the PH'rs who have already helped out with surveys and boilers thumbup



It needs alot of work doing to restore it but will hopefully keep a diary going if anyone is interested. smile

Lack of insulation - check
boiler buggered - check
underfloor heating control missing - check
lots of damp - check
walls need replacing - check

Will be good once done but may take a while!

All one house but rooms quite small as was originally built 1700. There is an office on the back of the double garage which i have my eyes on as a boys room if I can get away with it. If not I will covertly take over the downstairs bedroom wink

Originally it was a Cobb single storey cottage which then went upwards, then backwards and then sideways. There is a milk palour to the left which has been converted into a bedroom.

The neighbours have given us some photo's of what it used to look like over the years which has been really interesting to go through. I'll post some up when I get home tonight as you struggle to reconise it - unfortunately the majority of the land has been sold off to developers over the years so it's not as nice as it once was.

DirkGently kindly spent over 5 hours there yesterday getting the boiler working and even now only 50% of the rads work as the valves need replacing so hopefully we can get that done next week and try and get some of the damp removed.

The mortgage company have put a retention on the mortgage for that to be sorted although it has been strengthened 5 years ago and happened when they put in a steel RSJ across the back corner.

I need to get it signed off to say that it is all historic and won't move anymore or worse case will be to pay to get it restrengthened again.

Poor quality picture of the inside - i'll post up some proper ones when i have a bit more time

Being Mid Northumberland we can't actually see most of the houses....and a cow shed fell down last night.

We completed on Monday, quite exciting really in a stressful kind of way. So far we've discovered the house has a wired network, that there are two seperate central heating systems, the attic has no insulation but is plenty big enough for a boys room, and the extractor in the main bathroom makes a noise like a Red Indian warcry. And made to measure curtains will bankrupt you.

Plenty of stuff to do, mainly cosmetic, but thanks to an unnecessarily complicated buying process I'm never moving house again, so there's time to do things smile
Looks a good old size - at least comestically you can do room by room as you go over a period of time. Is it over 3 or 4 floors?

After this i'm also never moving again smile
