Ok, I should have been strong enough to tell both of them that smoking was not allowed in the house. I tried, but they both started it at the same time, and you can’t really smoke dope outside.

Anyway one of them has moved out, and I have had the window open for the last five days. I have also washed the carpet, painted the room and put in new furniture. I used a lot of air freshener which is meant to neutralize the room.

But I can still smell it, and I am very sensitive to drugs, the negative sides, so it has really effected how much time I can spend in there, sorting the room out.

The new lodger is moving it tomorrow, is there anything else I can do to try and sort out the issue?

Bare in mind the other lodger is moving out in a month and I will have to do the same to that room, and it will be more difficult to get air moving in that room, as it faces the street, on the ground floor.

Thats why they are smoking in their rooms.

The other problem and will be rectfied, is that it doesn't say specifically no smoking in the contract, it was just a question I asked when I invited them. They both said casual smoking, and they would go outside.

I know I have a case with the dope, but not the normal smoking. I will have to call his bluff on the nothing smoking I think!

What type of contract, out of interest?

I may be wrong, but my understanding was that lodgers are licensees - they have no security of tenure and you can boot them out pretty much on a whim. Might be an idea to show them this interesting fact here and remind them of that.
Contract states one month on both sides. However much I hate it, I can't really afford the lost of rental income at the moment. So if I had known what I know now, a few weeks ago, I would have given the other one notice, but now I just don't think I can get anyone in over the xmas period, losing two weeks.

I think I will go with the pro cleaning getting them in for the other room, and stating in a letter to him, that I will not accept smoking in his room from now on.

Maybe get some incense burning, that stuff bloody stinks!

New bedding/mattress would probably not go a miss.

I'd also advise a new written contract that states no smoking!!
I didn't think of painting the celing, I was hoping the smell of the paint would help a bit, but the stuff doesn't smell like it used to.

Will try the shake and vac, hopefully the vinegar idea will work.

Thanks PH for all your help, vinegar didn’t seem to do a lot, but the shake and vac seems to have helped, I am probably being paranoid, so I hope the smell and the st has gone now.

Woke up this morning at 4am high as a kite, it must have been some evil stuff he was smoking, but how to negate the come down? Is it just headache pills?

Also thanks, as I now have the confidence to say to the other one to stop and to be honest if he leaves early it will be far better for me in the long run.

The smell has been neutralised as much as it can be, shake and vac was pretty powerful. Although after the paint, blenching the surfaces and skirting boards, carpet washing (I forgot the mattress-bugger), and the window open for five days, I think it might be ok.

If the new guy complains I will get a professional cleaner in to 'stream' the room as suggested.

The other one is now not moving out, but has been told not to smoke in the house, without his buddy he took it quite well. Will see if he holds to it, but if not, I now have grounds for chucking him out.

Forgot the Vinegar that was pretty random and didn’t work, so prob not going to try the onion thing!
