Not sure of you can put an application in on a property that you don't actually own yet; you probably can. The use of 'may' and 'hopefully' was strictly in order not to tempt fate.
You can put in an application on the property without owning it, but best let the owners know first, and you do risk them changing their mind about selling and implementing your planning!

I wouldn't include wood in the price...an important high margin profit line.

On that subject, run a small farm shop/fridge sideline for those who don't want to shop elsewhere and upsell to local activities to make additional revenues. The real profit comes from add-ons. Make some units even better than others and up sell for a super-profit. I had a hotel chain once which made money back on the enhancements for exec rooms within 6 months...
