Got my eye on one of these, maybe. Seem like some incredible lease deals out there. Are the cars as good as they sound?

it looks like there are some heavy discounts of up to £10k on some of them... also the lease cost is to pay for the depreciation no the purchase price. If it depreciates from £50k to £30k over 3 years then it's £20k less deposit (i think 6 times payment on these deals so £2.5-3k) divided by 36 payments so it's in that area isn't it? Cracking deal really.

How the hell can a company do a lease at £389 a month on a £61k car?

A £61k car probably only costs BMW something like £20k to make.
that's not the point though. They don't sell it to a lease company for what it costs them to make, they sell it at list price less dealer margin less volume/fleet discount and the lease company use that as the bas price and add on an admin fee to give £X. Based on that, they take the estimated value at the end of a lease £Y.

X-Y = depreciation D

balance B = D + interest

36 month agreement has 3x monthly payment as deposit (usually) so

payment = B/39

also to be factored in is lease company the have a vehicle that they 'owes' them Y as a trade price, they can then make a little tickle back buy sending it to block auction or some other channel at a value over Y.
