How would you deal with communication, or the lack of it from a supplier, have left various messages, emails and sms, but get no reply, what the next stage, am getting pretty pissed off now

sadly not, they are in possession of large part of my property

Might be worth posting the same thread in the Business section. From experience, if someone has something of value of yours and they are not communicating it's for personal gain although there can be genuine exceptions, I hope this is the case.

Over what period of time have you been trying to contact them? What value is involved?

on and off for 10 days, value 10-12k

It's difficult to advise without having a bit more information on the circumstances, but 10 days I would say is enough time to reply in some way, even if just to buy more time.

If you have to go the legal route, then it will boil down to what sort of contract you have between you. So what was the agreement in general terms (verbal is good enough at this stage)?
