Do any of you chaps know the going rate for Realtor commissions, just so I know how much I’m getting my plants pulled down? We had been in contact with a great Realtor out there who was offering very reasonable rates, but sadly she’s passed away.

I’m now being told 4% + 21% IVA (VAT).

This seems awfully high to me. Is it a case of you get what you pay for with Realtors? Or are they almost all a bunch of cowboys?

And if anyone can offer any recommendations for Realtors in the Jalon Valley, that would be much appreciated smile

I suspect that if you are selling a shack in the Campo, then 6% could be about right, whereas a €10million villa on the seafront might be less than 1%.

The fees are preposterous, but plenty of folk seem happy to keep paying them. You can only haggle with the ones that have good feedback on Trustpilot or Google and operate in your locality.

Generally 5%. Which is split between everyone involved in the deal.

‘Property’ is the most common reply when you ask someone what they do down here. 1 ot 2 deals a year and you can live a fabulous life!

I paid 6% & iva on my house, which sold 18 months ago. I wish I had shopped around more and tried to get a better deal. This was Malaga province and a €680k house.
The total cost to sell a house in Spain is outrageous.

It looks like we’ll be going with a well regarded, long standing, but small local firm who the husband of our ex, (late) realtor put us on to.

I’ve asked around and not heard anything unsavoury about her. Had a couple of video calls with her, and I’m not getting any bad vibes. Our lawyer out there has also heard of her and has only heard positive news.

4% + IVA though, when the recently deceased was charging 3% + IVA. Ouch !


Now the mad rush to hurry up and get a few other pieces of this tangled web sorted out before we can finally list the property. My concern though is that the market is rapidly cooling, and I don’t want to be left holding the baby so to speak.

I’ll keep this thread updated with how things go. The new realtor is making all the right noises, but of course they are always going to do that. The trick is filtering out what is flattery, what is exaggeration and what is bullst.

How quick did you find the process? Was there any dramas or was it smooth sailing?
