I’m waiting for a quote on my house in Newcastle. Three old roof windows to be removed (50x150cm) and replaced with bigger Velux windows, 70x150cm.

On the fourth floor, so scaffolding needed.

I haven’t the first clue how much this will cost, so while waiting for the price, what do people reckon?

3k for the scaffolding
1k per window.

Then

Half way into the job, another 3k to replace all the membrane and point the chimney. Plus another 5K if you want it done in the next 4 weeks..

The scaffolding will still be up at Christmas.

10k-12k, depending on how much making good they include

You can fit velux windows from inside. You don’t need to be on the roof.

Each window about £800 ?
Scaffold about £1000 ?
Labour £1500 guessing 2 people 2 days ?

Yes you can but when your hammer slides down the roof it slow motion and goes through someone’s windscreen from 4 stories up , you’ll wish you had charged the op for scaffolding.

They could have a garden underneath, you could also put barriers around the area

They could also have a conservatory underneath or maybe the hammer would bounce and smash through the patio doors ? Or take one of the window cills out on the way down ?

If your diying it then yes do it from the inside.

But why would someone the op is paying want to do it without scaffold just to save the op some money and make it more risky for themselves? Its not a bungalow its 4 floors up.

Its also easier to fit them from outside.

I’ve fitted them from scratch from inside , I’m just about to do another 2 on my own house ,although it is a plain hanging tile roof and the house in its own space , not a street .
It all depends on the roof covering and site , I wouldn’t advise trying it on a slate roof 4 levels up , also I do the work myself , no point in a contractor getting in trouble and causing danger to the public to save a client a few quid .

Jesmond, right behind the Civic Centre, so definitely no cutting of corners on the work.

And not that it should make any difference to the price, but it’s a relatively old house, built in 1840.
