How to shut up a problem neighbour?

Speak to him explaining how selling the house helps raise the value of those around, gets you out if his hair, either that or you rent to/consider council for their "needy residents". If that's fails record disputes, take pictures of signs and if he fails to be civilised I'd go to the police and seek legal advice on if they can do anything.

^^^^ this. If that doesn't work, just sign it over and get on with life - its a nasty habit of being too short.Later, if it still bothers you, post some frozen st through his letterbox or sleep with his wife.
Get the Police involved under the Protection from Harassment Act 1997
"Although harassment is not specifically defined in section 7(2) of the PHA, it can include repeated attempts to impose unwanted communications and contact upon a victim in a manner that could be expected to cause distress or fear in any reasonable person."

While it might not be enough harassment to hold up in court, that could be enough to make him back off.

On my deeds, the Trangular 2 metre by 20 cm (yes 20cm) piece of land my neighbour wanted to dispute is smaller than the felt tip pen that it was drawn with.
The 60cm x 40 cm square that I think he has is much clearer and mine on my deeds, so I offered to swap back to how it should be, if he does the fencing but he saw sense. I've been here 18 years so I guess it's a pointless discussion in law. BUT the rear fence was at a slight angle in 1966, but garages put it after that were always straight to the house is belonged to, so little bits of land got lost behind them over the years.
As the guy is a BTL landlord I've not heard anything more.
