Speak to him explaining how selling the house helps raise the value of those around, gets you out if his hair, either that or you rent to/consider council for their "needy residents". If that's fails record disputes, take pictures of signs and if he fails to be civilised I'd go to the police and seek legal advice on if they can do anything.

^^^^ this. If that doesn't work, just sign it over and get on with life - its a nasty habit of being too short.
Later, if it still bothers you, post some frozen st through his letterbox or sleep with his wife.

Get the Police involved under the Protection from Harassment Act 1997

"Although harassment is not specifically defined in section 7(2) of the PHA, it can include repeated attempts to impose unwanted communications and contact upon a victim in a manner that could be expected to cause distress or fear in any reasonable person."

While it might not be enough harassment to hold up in court, that could be enough to make him back off.

I dont have the land registry pic to hand but its pretty much as you have put it except with mine and the neighbours houses the other way around. He thinks he owns a sliver of the side of my land like that

Eh? how is the surveyor meant to spot a freshly moved fence line? They will be asked to confirm the title plan is correct - and not always even that.

Depending on the survey, the fact the house has a roof and doors and windows is enough......

OP, have you considered the medieval option? I'm told it can be very effective, especially if you call up a couple of pipe-hitting assistants.

The solution is most likely in the decision made at the earlier resolution.
Get a suitable solicitor to chase it - may be able to trace it through the previous owners of your property.

I like the housing association idea hehe


Get a "mate" to turn up with a clipboard & a lanyard, when he starts mouthing off, get the mate to say he's from the local HA & that a patch of land will be the least of his worries when they buy it & move in the neighbours from hell.

Think you might find a change of tact, especially if you explain they were the only interested party.

Get a friend who's a good actor, plus a 'druggie wife and 3 obnoxious teenagers. And a dog that'll crap on his grass'. Get them to ‘visit the house as the new tenants’. A suitable display of being awful neighbours should sort him out.

On my deeds, the Trangular 2 metre by 20 cm (yes 20cm) piece of land my neighbour wanted to dispute is smaller than the felt tip pen that it was drawn with.

The 60cm x 40 cm square that I think he has is much clearer and mine on my deeds, so I offered to swap back to how it should be, if he does the fencing but he saw sense. I've been here 18 years so I guess it's a pointless discussion in law. BUT the rear fence was at a slight angle in 1966, but garages put it after that were always straight to the house is belonged to, so little bits of land got lost behind them over the years.

As the guy is a BTL landlord I've not heard anything more.
