These threads NEVER go this way!

Normally the OP is completely ineffectual, just crying silently in your old house while vendor and lawyers ignore you, then disappear without posting ever again leaving five to ten pages of speculation hehe

But yes - change the locks!

there must be more to it OP, what did the brother say? what was the extended 'sob story' we all dieing to know. oh did he pick his stuff up or have you now got a collection of things with one nutty previous owner?

First thing I've always dpone, even with rentals, is change the locks (I always give the Agent 2 spares).

fairy snuff, just all sounds mental. When i last moved, the guys was a pillock but no where near your guys league. my Mrs went around to measure up curtain's after we exchanged contracts and he was there.

He turns around a says he might not be able to sell and move out anymore. swift call to him and the estate agent, put that strait.

so the brother was living there, unknown to and without the sellers permission?

When I was a kid, my parents bought a house and when we went to move in the son of the old lady who had sold the house was sat on a chair in the middle of the lounge in an otherwise completely empty house. HE said he had been told by his solicitors that the house was theirs until midnight, and he was going to stay there until midnight. My Dad told him to jog on, so he removed all teh lightbulbs, picked up his chair and was last seen walking along the high street with said chair and a carrier bag full of bulbs.

About two months later, he knocked on the door and said he wanted to pick the beans and strawberries he had planted in the garden...

Nothing like the OP's, but I've had a couple of completion issues in my time.

The first was a flat I sold at auction. Auction means you've exchanged at the hammer drop, and you compete in 4 weeks. The flat had (and had always had) the old tenants furniture in it, In the final week buyer (and their solicitor) then decided that they wanted me to empty the flat before they would complete! They even said it wasn't the when they viewed!

As you would imagine auction conditions were fairly clear that its sold as is, but the buyer was really trying to push for a 1k price drop.

The second one was a house I was buying from a couple spliting, the solicitor sent me the normal paperwork to look over, and it said that one of the couple wasn't leaving! They changed the statement when I queried it, but if I hadn't pointed it out my solicitor would have missed it.

He asked me whether he can rent the place from me- he can afford about 50%-60% of the market rate. I did not enthusiastically agree. He then asked about subletting so that he could afford the balance...........

On the bright side, he left me a nice leather sofa, a reasonable TV and a nice coffee table.

OP, does the property have a garden bigger than a postage stamp? If so, you'll probably find him there one day having pitched his 4-person tent while you were out. And he'll have a petrol powered portable generator going full blast...

Your crystal ball is f***ing scary- mine has told me he wants to dig up the spuds from the back garden (contract says all plants are mine).

In true PH company director style I'm quite a big bloke ("powerfully built", so to speak) and have been a bit assertive. He might not call again.

In case anyone cares about an update-

I had a couple of texts with veiled threats in them, which I quietly ignored as either legally or physically he doesn't have a cat in hell's chance.
I've since heard that he's been dropped in it for benefit fraud, VAT fraud and insurance fraud. He also has members of his family looking to kick him around the streets, so he might have greater issues on his mind than his possessions, most of which are now nestling comfortably in the local tip.
