I'm renting my spare room out to bring in a few extra quid. Out of all the people interested one sounded too good to be true. Registered disabled and wanted to clean the house and look after the dogs leaving me options to get out more etc.

I let her move in and told her I'd write the agreement up and we'd commence things from the 1st of Feb. I worry she will not be able to pay, after overhearing a phone call and suspect that she's bat st mental.

If she can't pay can I tell her to leave? Call the Fuzz if need be?

I suspect the power to mental ratio is quite high in this one, any advice on this would be appreciated.

If it's too good to be true it probably is etc.

A month's deposit and one month's rent up front, before she sets foot inside.

This has the makings of one of Life's lessons that get randomly (and often quite unfairly) handed out to the most unsuspecting of folk............

Depends on what contract you've drawn up, if any, but having a lodger is very different from having a tenant - do your own research, but I'm under the impression you can turf a lodger out with little or no notice and they have very little comeback. If you do go down the turfing route, make absolutely sure of your legal position, as if it turns out she is a tenant and not a lodger then the situation is very different.

I thought she was normal, but these women are very good at hiding the inner mental!

I'm happy to give her 28 days to ps off etc, but just want to cover my ass.

The phone call was to a self storage company, who were saying she needs to pay. That worry's me as per the ad she'll be required to pay the bond and rent in advance, tried to do right and thought about me getting my life back, and may have egg on my face. rolleyes

Not yet I'd said we'd start it 1st of Feb, so I'll be getting £700 on Sunday.

Is all this just on the basis of overhearing one side of a phone call?

How about you wait to see if anything bad actually happens rather than deciding it's going to on the basis of very limited information?

I will of course give her the benefit of the doubt, and it was on the basis of one call.

I just like having an escape route, personally stash the Subaru from mentalist harm, locks changed, bin bagged.

Does that work? or does she become the victim and me the horrid bugger who's kicked her out?
