You just have to act even more mental than she is so she decides to leave. Start subtle like putting cheese in your porridge, and work your way up to wearing her pants and face as May be required.

Stash anything valuable.

One of my mates came home to find a troublesome lodger had cleared his flat of his possessions and as he'd given access to the guy (key) his insurers refused to pay out...

^^^ yes This.

In my youth when sharing digs it was not uncommon for people to leave and take whatever wasn't nailed down. If/When you boot her out you do it, you stay there, you get the locks changed and you make sure you have a witness to all this.

Yep, well I'm still alive but just very busy at work. She's still there, plants have moved in and she's promising the rent and DSS forms. If they ain't there this week she will be evicted from the Snoop Bagg residence. Barking mad, she's cleaning and moving stuff in my house to where she wants it....

She's either more front than Blackpool, or she should be institutionalised. And I feel like the bd having to kick someone older than me out!

I had this with an ex lodger, nice as pie for first month then slowly started trying to get things their own way - changing things around, moaning about the cupboards they were given, then got caught smoking in the house. IT WAS LIKE THAT WHEN YOU MOVED IN, SO FERK OFF!

If she's going to be claiming some sort of housing benefit, it's not as simple as her filling in a form & then a couple of days later them bunging you some cash.

If all goes smoothly, expect it to take about 6-8 weeks minimum before you see any money. If there are any issues with her claim then 12-14 weeks is possible.

I take it you've given her an AST, as without one she will get nothing from the DSS. If needs be & you really do want to carry on, then go with her to fill in the forms (lots of councils use "online" forms now rather than paper) and at least you know (a) its been done, and (b) done correctly.

Trust me on this (and I speak from experience) - if she's promising this, that & the other, she's buying time. If something starts badly (not paying rent, making excuses etc) then it typically ends badly.

Lots of people like this do have a lot of front as they simply just don't care. By the sounds of it, she's paid nothing so far & is expecting someone else to pay for her to live in your house. It's not like she's got anything to lose if it all goes pear shaped.

This is the wrong advice.!!!! Do not give her an AST. you need a lodgers agreement.

The Deposit may be retained by you and DOES NOT need to be protected in a deposit scheme for it is exempt.

Issuing an AST by mistake - Extreme Caution: If, by any chance, instead of issuing a licence/lodger agreement to the person you gave them an (AST)Assured Shorthold Tenancy, then they will automatically be protected under the Housing Acts. You will be f**ked and headed for a world of pain.
If you evict the person as though a Lodger having given them an (AST) you could be arrested for Unlawful Eviction.

Has she played the disabled card yet.

"I'm mental and and ahole because i'm disabled"

I remember a very large woman ripping off a door frame with her enormous welt and when they sent her a bill for the repair she said

"it was my disability that did it"

I'm afraid I agree with what has already been said.

You are pretty much completely fked, and you should get her out now. She has already failed to pay and is now moving your stuff about. What other reasons do you need?

Next time, only take in lodgers who:
Are working full time.
Do not seem mental.
Have a genuine reason for wanting to rent a room from you.

To be honest you could do much worse than have a student lodger. I rented my 2 spare rooms to students when I was in my early 20's and it was great. £50 a week off each of them and they were no trouble and a good laugh a lot of the time.
