To be honest you could do much worse than have a student lodger. I rented my 2 spare rooms to students when I was in my early 20's and it was great. £50 a week off each of them and they were no trouble and a good laugh a lot of the time.

This is the wrong advice.!!!! Do not give her an AST. you need a lodgers agreement.The Deposit may be retained by you and DOES NOT need to be protected in a deposit scheme for it is exempt.
Issuing an AST by mistake - Extreme Caution: If, by any chance, instead of issuing a licence/lodger agreement to the person you gave them an (AST)Assured Shorthold Tenancy, then they will automatically be protected under the Housing Acts. You will be f**ked and headed for a world of pain.
If you evict the person as though a Lodger having given them an (AST) you could be arrested for Unlawful Eviction.

Pay a month's rent and a deposit equivalent to one month before they set foot through the door.
As someone who has been both a landlord to a lodger, and also a lodger, I say that no one decent expects to live somewhere without paying upfront and anyone who moves in without paying by giving excuses, then doesn't pay when they should by giving more excuses has no intention of paying anything, ever.
Get her out or accept she is going to live there for several months without paying anything.
Fully agree re. payment in advance. I've always insisted on this.
The only exception was once someone was struggling to find the full amount since they were waiting for a deposit back from another place- bit they still paid 75pc of the upfront costs and the remainder when they got paid a couple of weeks after they moved in.
Sorry OP, but letting someone move in without that is bonkers. That's the only security you have!
