Not really, no.

In this case, the OP is also the landowner. The tenant is trespassing.

In you incredibly witty post, in most cases the 'parking management companies' are not the landowners, more often than not have no enforceable contract with the victims of their claims and, in the rare event that they have met the standard for the formation of a contract, the charges they claim are unenforceable penalties.

Apart from that, the two examples are almost identical.

I'm inclined to say change the locks while she's out, but if the garage door is the only means of access to the fuse box I can't see you being able to refuse access. As a tenant myself I'd find it wholly impractical if I were unable to access the fuse box given that a trip switch pings every time a lightbulb dies. Difficult one.

If the garage is not clearly excluded from the tenancy, forget about it, any attempt to interfere could be considered unlawful eviction.
And if it is excluded, sounds like a very dubious situation, is the flat being let with bills included, or is the tenant paying all the bills for the property?

So it's ok to trespass on somebody's land/property if they employ a managing agent and/or there is no contractual arrangement with them?

Ok for somebody to use your kitchen/bathroom/Xbox as there's no contract? confused

Pain in the arse but I would look to getting the fuse box moved if you don't want to have tenants in the garage, electrical safety comes under the HSE and tenants should have access to MCU, fuses and isolator, it's not a must but especially renting to students I'd give them every chance to access that otherwise you'll constantly be called out when they trip a fuse due to running 4 hair dryers at once.

It would be quite easy to demonstrate an actual loss.
You put the car you want to store there but are unable to somewhere else, then get an invoice from that land / garage owner for the storage fees you incurred whilst someone was parking in your building without permission.
I think that's a whoosh parrot.

I was stating the normal position of everyone when a poster comes on bleating that they've got a parking ticket.
Don't you know, people parking where they shouldn't is only bad if it inconveniences you biggrin

I think you've got three different legal areas at play.

Landlord/tenancy - is it absolutely clear to the dumbest drongo that the garage is not in the AST? Otherwise anything you do could be seen as harrasment.
Parking - I thought if someone parked on your property you could not immobilise it or lock it in without sign-age as fair warning
Trespass - if you remove someone else's property from your land I thought you had a duty of notice & care - i.e you can't dump it in the street without notice.

Also it's not strictly what the law is. If you do something and get a inexperienced copper turning up who only knows a) you can't harass tenants, and b) you can't lockin cars, then you going to have hassle. Double this if minorities are involved.

Go and talk to them, take a witness, make your points.

If you've just typed that with a straight face then you've just committed a complete belmism and are not fit to be allowed near a keyboard, busy road, or a pair of shoelaces. He's not genuinely threaten to rape a girl because of where she parked, although I applaud you on your effort to seek offence where none is present.
