Clauses in student tenancy

Cheers all. As an ex-LL myself I can see their perspective (especially in a student house). But (as an ex-LL) I always accepted tenants may want to change things and as long as the property came back in the same or better condition as they received it, no problem.

Curtains are just one thing on her list, for example theres a sink but no mirror and nowhere to put one but on the wall.

Will see how it pans out once she's moved in but using existing fixing points sounds like a plan.

As mentioned, its only for her first year so not the end of the world.

I can see both perspectives. To be fair, someone might put up what they think is a decent fixing into a wall, only for it to leave a bigger hole when it isn't up to the job.

Also the LL might like the blinds so his hidden CCTV can see thru!🙈

Or he's had similar before and can't be arsed with the hassle at the end of the let.

As can I. I also see the third option, and that being that the letting agency didn't actually ask the landlord for permission, and just palmed the OP off with a clause in the contract. Might be worth contacting the landlord direct OP, see what they say.

We manage about 350 student spaces in Exeter, the reason that we sometimes seem inflexible is the difference in some peoples definition of "a few holes". Now you have asked and been refused I would be inclined to complain to the managing agent about excess light and being unable to sleep; ask the MA to install blackout blind instead.

If you use a tensioned rod you should be OK, we do an inspection at the end of each term, however we would overlook something like that. What we do get bored with are

pets: shared houses often "adopt" a local cat
bikes: nothing screws up paintwork more than bikes being wheeled through a house, we have secure bikesheds for each property.
attempts to muck about with boilers, routers: we control the hours the heating is on/off tenants can control each radiator with the TRV valve, otherwise you get heating on 24/7 and all windows open
