The financial and career ending implications of sending off an incorrect one liner though are likely to be a bit higher than for most of the rest of the world. As an example a badly worded e-mail from a client to an agent (who has then taken their own spin) has now resulted in a matter that all were tetchy about exchanging on Friday now have an ultimatum to do so before close tomorrow. This is not possible for a number of valid logistical reasons, and the small matter that we need to secure two properties at the same time for the future intentions to be viable. The other property needs the other solicitor to approve a redrafted clause and their clients are unable to sign until Friday morning. Obviously there has had to be a certain amount of discretion over the last 2 month to stop anyone making 2+2+=4 and potentially if i can't put people back in their box for a couple of days that e-mail has just cost them £300k+. If i had sent that I would at best be on the end of a serious bking, at worst taking the walk of shame to the Senior Partner's office to explain why I am about to have to notify the insurers...

Conveyancing Solicitor is actually an old Latin term for 'unnecessary delay'.
It also translates into 'leave things until the last minute'.

Sometimes you have to drag the documents out of them. I have lost count of the number of times I have have seen sellers fail to provide paperwork that the forms they have filled out day one have said is required. Then there are FENSA and Corgi Certificates which are over 10 years old. Now my local search tells me that they exist, they are open and shut no ifs or buts documents and so i don't tend to get worried if the originals have been lost, my search tells me we are good. Yet there are many tick boxers who will delay exchange until duplicates (that cost more than the IP if they had had a cowboy fit them for cash would cost)are obtained and forwarded on.

Then there are the sellers who lie about having had the boiler serviced in the last 12 months on the forms and then try to get out of it, only relenting when they realise you are deadly serious, not report, no exchange - and of course that is our fault, even if we have been asking for it for the last 6 weeks.

Don't get me wrong, there are good and bad everywhere and sometimes (shock horror) even i need a kick up the arse to make sure i don't let one of the plates spin too long before giving it some attention. Often though it is a question of listening to your clients requirements and working to those. Of course sometimes it also means your client is asking you to do nothing for a month or more, yet some, as soon as they say go can't understand why you are a month behind the rest of the curve...

Amusingly on more than one occasion i have learnt that client has blamed me for a delay that they have specifically required to make things fall in better for them. I might give them some stick if i know them but it is surprising just how much 'the solicitors' get blamed for that is actually the fault of others.

My neighbour recently sold his house; the buyer's solicitor sent him a plan, showing a main drain run going under the garden & drive. Only the plan related to a completely different property rolleyes
The incompetence, glacial 'speed', & general uselessness of the conveyancing 'profession' never ceases to amaze me.
So yes the OP should probably expect further spurious queries/delays....

It's this sort of shoddy profession that us estate agents have to work alongside. They really should be better regulated.

Paid for the indemnity insurance for the gas safe appliances and the contracts were exchanged yesterday. From what i hear, this is now a far too common occurrence but its all sorted now. 400 mile drive in a 7.5t at 3am next saturday
