I grew up in South Leeds (Morley). All I'd say is that there are lots of areas within commuting distance of Leeds city centre where you could get a similar house at a similar price to the one you're looking at. I'd consider the nicer bits of Farsley / Pudsey (LS28 postcode, New Farnley (LS12), maybe Morley (LS27) or even Tingley (WF3) for a start. All a bit better and with a more defined town / community than that bit of Bradford, IMO.

You don't mention if you drive / train / bus it to work? As others have said, traffic anywhere around the A647 at rush hour is an absolute nightmare...

I know Leeds and surrounding areas pretty well, having lived here all my life. Any questions just give me a shout.

I used to occasional drive LS13 to BD6 via BD3 and it was an utter pig between 8-9 and 5-6 on the way home. Could be done in 25mins if you left at 7 but any later and it could well take an hour. The Thornbury roundabout in particular was horrid at rush hour.

Thornbury roundabout is undergoing improvement at the moment, no idea what it'll be like once it's done. If you're going to be up Dick Lane, it shouldn't be too bad traffic wise.

Also bear in mind the new shopping centre will open in the centre of Bradford next year, which will only be 10 minutes from you and might kick-start some regeneration.

If you are thinking of starting a family it's the schools you want to carefully consider. Round that area they might not be right cracking, hence the value of the housing.

Looks a good buy in a good location, will hold and probably increase in value. Character properties are always desirable. Makes a great starter home and looks well kept i.e. in good nick. Flip it in say 3 or 4 years to take 2nd step on ladder, but you're in teh right area for decent schools, close to city centre so not a major lifestyle change for you now.

That area is quite nice. You have some great food places too like Akbars, Zouk etc and generally the area is quite OK.

If you can wait why don't you look at the new houses they're building near Rodley Roundabout at the moment? I live in Pudsey and have friends in Rodley. Both areas are nice and a good place to start on the property ladder. Plus if you work in the city centre Pudsey train station has free parking so might be worth looking at!

O/T...

I heard the developers were trying their hardest to get an LS18 postcode for those, so they could sell it as Horsforth, thus sticking an extra 15% on to the price. Don't know if they've succeeded but may mean it's outside OP's apparent budget?

They get assigned according to where Royal Mail are delivering mail from, there is next to no chance in getting that changed.

£160k is pretty cheap for a four bed house. You're going to sacrifice location for size. I wouldn't be looking to buy anything bigger than a two bed at that price. If you really need four beds you need to reduce the cost of renting and save up a whole lot more. Even in BD a four bed is going to cost you £200k unless you sacrifice the quality of your location.

Indeed. I live in the good part of Bingley - BD postcode - and all I'd do if I won the lottery is find some land near where I currently live and build a bespoke house here - I wouldn't move anywhere else.

You've all got to remember that we actually need the new build as we only very roughly have a 5% deposit. Help to buy is only available on new builds.

Well, just be aware that you may have no choice but to live there for some years to come. On those terms you need the value of that property to increase somewhat before you'd be able to sell it to anyone.

hey Mitch T- me too, I'm in Bingley. Well Eldwick in fact.

to the OP- most of Bradford is appalling, but leave the city centre and spread outwards- and there are loads of great places to be.

personally having worked in the city centre for the last 14 years, I never want to step foot in it, ever again, with the cast of the walking dead........ I say this because my job has changed and location and I literally have no cause ever to go near the place again.

but shopping in all the little towns and so on will surfice.

I'd also say if you like yr countryside- bradford is far better situated than Leeds- for cycling, walking etc- live on the west side..... yr on the edge of the dales.

I'd avoid the thornbury area/dick lane area, unless you want to live amongst the bottom feeders in society.

Agree with the Bingley comments; a nice place to be, but tourists to the five-rise can be a pain in the harris during the summer months, nicking the locals parking spots.

I appreciate you may feel the 'need' to have a new house, but remember that like a car it will soon not be a new house, and will be a house in not a great area of Bradford. Have a ride down Leeds Road or Dick Lane and see for yourself. It may have good curries but to me thats not a great reason to live somewhere.

If I were you I'd be looking at other locations where there are new builds available.

Also, do you really need a 4 bed? My wife was insistent on a 4 bed to start a family as she said we needed lots of space. We bought a 2 bed for 160k 4 years ago, reconfigured it to make it a 3 bed and one opposite just sold for 210k. 210k houses we viewed at the time in less sought after areas are now 220k. It fits 2 of us and 2 kids quite well, indeed it did really well until number 2 came along and only now its starting to feel small. We're in Bradford council but Leeds postcode.

Do a Rightmove search on the Chartford Homes ones at Pudsey, 176k for a 3 bed mews house.

Hello mate.
I've lived in Bradford all my life and I can tell you it's not all that bad. Yes, I live in a nice area and a lot of people who, have opinions have seen the st holes of the city on which they base their opinions. Bradford has an awful lot of places, areas, attractions etc, etc which are really nice. A short drive and I'm into the countryside and the Dales which I love.

There are some parts of the city which I would avoid, as in any city. Where exactly are you looking at? let me know and I'll try and give you an honest opinion.
