Helensburgh - loads of nice houses for sale. Generally for years. I am used to high volume markets where valuations and prices are traceable. You lot seem to think the home report figure is sacrosanct, but if no-one has offered that in 3 years. .. Does not compute!
Nothing wrong with testing the water with a low offer on a property that's been for sale for a while, costs nothing, have done it myself several times.

This isn't far from me, nice area...

With that kind of budget, I'd be looking at Newlands or Higher Whitecraigs areas.

Probably towards the upper end of the budget but definitely much nicer than a lot of area already mentioned.

Nice parks, driveways, easy commute, good schools - particularly East Renfrewshire, or easy commute to the good private schools in Glasgow.

^ Not the first time East Rennie (I am down wit' da lingo!) has been mentioned for schools, is there a guide/ ranking anywhere? Obvs the point above about religion more than accepted.

Some further observations:

1) A house is a house. It is not a villa. You visit villa's in Spain. There is nothing Spanish about Glasgow.

2) Public rooms. No they're not. They're just "rooms" in a house which are not bedrooms. If the public was in my lounge I'd kick them the f out (getting full on local now!)

3) Seriously, if your house has been on the market since 2012 at "offers over", you aren't going to get an offer over that...

It could easily be the latter!
That area has ever been cheap, but I agree, i think there's a bit of kite flying there. I've been keeping my eye on Pollokshields, Hillhead, and Dowanhill for the last year as we're considering possibly returning, and that price does seem a wee bit strong....

That's pretty well priced for what and where it is. Looking at the sale history, it's sold for £890k in 2014!

Hello fellow Weegies biggrin

Some good advice here Croutons, and refreshing to see so many people happy to recommend this fine City, its a great place to live and has something for everyone, good transport links and easy access to head North or South.

I'm a native and I've lived West end, South side and now Bearsden.

For secondary state education, as people have mentioned:
Jordanhill, East Renfrewshire , East Dunbartonshire
..tend to have the best results/reputation (and the price of family homes in these areas tends to reflect the demand to be in the catchment areas). House prices in those areas tend to be stable and increasing.

Plenty of other decent schools in Glasgow and private schools if thats your cup of tea.

I'm going to fly the flag for Bearsden. Close enough for beers in the West end, 20mins on the train to the city centre, direct train to Edinburgh, handy for outdoor activities, every supermarket within easy reach, Bearsden Academy just awarded Scottish State School of the year, nice sense of community, good variety of properties.

Indeed, I'm genuinely very grateful to everyone who has pitched in- thankyou.

Houses in Bearsden have popped up on the RM searches, and look very pleasant indeed, so more digging to do.

Looks like we'll be renting in G3 (thanks yellowbentines)/ maybe G12 for a little while to permit the existing house to go, letting me walk to work near Queen Street, while the nippers have things to do and we sort out schools (as best we can, but we didn't get in to the one OVER THE FRICKIN' ROAD in Brentwood, so know of the risks).

I'd been meaning to reply to a comment above about homes being on the market for ages, just my tuppence worth of how I view things as a mortgage broker in Glasgow/Scotland.

Estate agents fight for the sellers business often on the basis of promising the highest home report value and therefore sale price. Seller receives that high home report value and that is now ingrained in their head as what their home is "worth". The market isn't prepared to pay the home report value, the seller doesn't want to sell under "value", the property hangs around forever. The home report doesn't go out of date(common misconception), the value only becomes unacceptable to a buyer's mortgage lender after 3 months, so the value hangs around even if the market has changed as the refreshed value is only usually undertaken by the seller after an offer has been accepted.

Both Slater Hogg estate agents and Countrywide estate agents are part of the Countrywide group, conveniently so are Harvey Donaldson Gibson surveyors that undertake most of the aforementioned estate agents Home Reports - impartial, hard to believe so.

It's a flawed system which is why you get huge fluctuations in value in a very localised area. Good luck!
