That is lovely and in a very nice little village too.

Its on the list but I must admit to having concerns about the location of the pub and lack of off road parking.

Depends on what sort of pub it is I suppose and how busy it gets.

I live up the road from the chapel - Unfortunately you won't get to sample the pub as it closed down several months ago. Was a nice little place, they had the lease on the market for 12+ months and nobody was interested and now the freehold is up for sale (with little interest). My personal guess is that the pub will be sold and converted back in to residential and that the car park (opposite the chapel) will magically turn in to housing at some point in the not too distant future. btw if you drive something low slung, good luck getting in to the garage as it's a fairly steep hill at a funny angle.

Oh that's a shame frown What's the Fox like out of interest? Penllyn is a nice cycle ride from our house and had it down as a Sunday ride in the summer.

Thanks tpp_uk. Good local info.

So the TVR won't get in and out of the garage then?

The Fox is an ok pub (damning with faith praise possibly - a bit too cliquey for my liking), but always preferred the Barley. The City Inn was nice too before that became a house / houses. Depends where you are / which roads you trust to cycle on, but always have time for Aberthin, Llanblethian, Sigginstone. Not too many 'decent' country pubs left around the area now that don't involve cycling along the A48 (which I wouldn't do if you paid me these days!) - Driving, a few more choices (as long as you have a designated driver!)

TT - I doubt it!

It's a lovely property (I am unfortunately old enough to remember when it was converted!), but it's on a very awkward hill / bend / junction. I wouldn't take my Elise up/down that road, if it helps.

The pub is on the market for a similar price however, which includes a car park that you could get at least 40 cars in! smile

Not sure I could afford to, or would want to, convert the pub to residential.

Oh dear! The Bank have told SWMBO the max we can borrow.

Erm, what was the original budget? hehe

Actually she's very sensible but it has openend up some possibilities.

That barn conversion with paddock for half a bar is magnificent.

I'll buy that if you'll collect it and deliver it for me. After all, how hard can it be?

It's 99p ffs. Hire yourself a Transit for 35 quid and have yourself a road trip. I'm sure your better half would approve hehe

She honestly wouldn't mind. I don't really play snooker though, although my brother would be visiting on a regular basis.

I see budget is heading north hehe

Wide variety of stuff there. Do you want the burbs (Radyr, Lisvane) a town (Cowbridge) or a tiny village (the Vale) cos imo you need to sit down and decide that first, then wait for somewhere suitable in your chosen location.

We figure if we're going to buy something we might as well buy something we really like even if it means a mortgage again. After all we'll be selling up when we retire probably so might as well enjoy the bank's accommodation. hehe

I think I said earlier that I really like the idea of living in a village/hamlet but not sure about the reality vs the ideal.

I think there's an element of we'll know when we find it. Bear in mind we have no worries about school catchment areas or running kids about which makes life easier.

Thanks to Martin for his emailed suggestion. YHM

I fitted the boiler in that house in Colwinston! It's a lovely house in a lovely village. Although, the house looks bigger than it is.
