The first one is still under consideration as its in a lovely location and the other has been discounted.

I couldn't live with the disruption at St Nicholas as its one of the few reasons we are happy to be leaving where we are.

SWBO was due to do a second viewing on our favourite tomorrow. Just received a call from the EA to say they have accepted an offer. cry

It seems that : you snooze, you lose!

ETA: Bloody typical - We wanted to do the vieing earlier in the week but the EA couldn't accomodate until tomorrow! banghead

Put an offer in yourself. There was three buyers that wanted our place, went to sealed bids.

How long has it been on the market?

Agents have said that Vendors instructed them to cancel viewing!

Llancadle is a nice little village. Its on the flight-path to CW airport though if that bothers you.

I noticed that this morning but with only a few flights a day I can probably live with that.

I fking hate estate agents! - Mrs TT called them first thing this morning - they don't have anyone to accompany a viewing until Friday but then we can't book a second viewing until a week on Sat unless we can do Tues or Wed next week. How the fk am I supposed to get down there mid week. They know our situation.

Bloody HRT are too big to give a crap as they are the biggest EA in the area and rely upon minimal costs and sales by default.

Sorry, rant over.

I also found HRT to be ste at viewings, weekend viewings needing to be booked more than a week ahead.

Put an offer forward on the house with the cancelled viewing. They have to put it forward, vendor can still refuse it, but unless they have instructed the vendor not to put any more offers forward (unlikely), the agent will have to put it forward, by law.

Many agents down here are living in the 70's when it comes to doing viewings.

Two agency owners told me years ago that if they didn't have a website, they would save money each month and people would still find & use them.

One of the viewed houses - Garage length 4.01 metres. Chimaera length 4.015 metres banghead Need to shave 5mm off the car. hehe

Might be able to encroach on some boarding in.

Another round trip in a day coming up.

How do you stop the ladies being influenced by the owners rather than the house. SWMBO is a sucker for a sob story and I think she's been fed one albeit a genuine one.

Just remember you are buying bricks and mortar, not a lifestyle (decor) or an individual (sob story). You are buying a property which simply need to tick your boxes.

I get that but I think it may have been a mistake to send SWMBO on visits with EA and vendor and not be there myself.

My OH is just "too nice".

Oh, and it doesn't help that the name of the house is her (unusual) maiden name and she is the last of her family with the name and no offspring to carry it on. Apparently its almost fate.

Oh yes. Actually it meets almost every criteria except the wow factor I was hoping for.

Cardiff Commutable
Garage - Large enough and accessible for the Tiv and P5 plus space for tools and equipment
Parking for 2 everday cars off the road and not blocking access by one with the other
Kitchen - large enough and to SWMBO's satisfaction (it just about passes this)
Location - quiet but not too remote
At least 3 beds
Garden for dog but not too big (It fails on being too large but there's a ride on mower so there's PH points in it for me smile )
Not needing bathrooms & kitchen to be replaced immediately
On/Under the (much revised) budget.

I know. I feel like its a done deal. Just the price to be agreed. I am under no illusions but I shan't complain as it fills all of the criteria, has a few bonus points and if it doesn't turn out to be all she hoped I'll be able to say "Well you chose it. I wanted the barn conversion" hehe

There will be a house warming but not the the where you bring a gallon of petrol and a box of matches. Hopefully by the time we arrange that the weather will be warmer and we'll be able to utilise the farmland, sorry, garden. You might need to bring your mountaineering gear though.
