Maybe but hopefully they would do it quicker and cost the same as another Solicitor who had to start from scratch. Either way it would cost the same. smile

Meanwhile, back in the real world.

After 2 days the Solicitor has informed me that she cannot act fir us due to a conflict of interest as they acted for the other party wanting to purchase.

I can't see what would prevent them unless they know something untoward.

Time to do some sleuthing I think.

Very strange. It isn't normally an issue. I can't see how there is a conflict.

There was no conflict per se. The Sols didn't want to prejudice our mortgage application as they would have had to reveal the flooding issues to the bank.

In the process of investigation we found some further issues so I'm afraid we're oot!

May we have the next contender please?

They would have to reveal that anyway as it would come up as part of the searches.

I should have said "Allegedly..."

Project with stunning views just popped up in Colwinston. They don't come along every day. Lots of room in the budget too.

We had a quick look at that but not for us. Too much needs doing.

Fair enough it does look a big job - no interior pics are always the giveaway! Those views are just staggering though, picture postcard. Nice pub in Colwinston too.

Right, we are back in the Midlands for a day or so.

It looks like a lot of work. We had a drink in Colwinston months ago when the Rugby was on and it was packed. Nice place.

We went to look at a bungalow yesterday and did a second viewing today in Gwaelod Y Garth. Lovely spot at the very end of a close. Only downsides are that the bedrooms are tiny so they had built into half of one side of the double garage for a dressing room, the garden is massive and has lots of fencing all around which needs maintaining and some looks ready for replacement and it borders onto public footpaths. It was well within budget though and brilliant for SWMBO's commute.

Need to have a think if we can make it work for us. Would need to build another garage but there is space to extend the existing one.

Gwaelod y Garth is a lovely area TT.

With regards to the bedroom into garage problem, could it be put back to a double garage? I'm not sure if you'd have had the chance to check if they were plaster as opposed to brick walls for the extension.
If plaster then far easier to reclaim the garage space! possibly cheaper to do that than extend the garage?

The bedroom extension was done in thermal block and stud with insulation and board but the reason they had extended the bedroom is that it was too small to take a double bed and wardrobe. There's no way you could live comfortably if you removed it so it would need a garage building.

Gut feel is that one is a bit toppy non? As you say room sizes are small, not much in the way of character, no wow factor, needs spends etc.

We also thought it pricey but not being familiar with that location weren't sure.

Spot on except the garden and location in terms of commutability are exceptional as is the position in the close. However, the small rooms are a killer.
