Another end of cul-de-sac location here. Modern, but certain wow factor and PHer appeal with double gge, home cinema, balcony, views.

This might be too modern development for you but the location is very good, one we were considering.

This looks quite nice albeit garage is only single (but room to make a tandem). I think the road is a typical city suburban road, buses etc.

Look past the decor and this is a nice gaff. Gorgeous garden which will catch the sun all afternoon for beers, doesn't look overlooked either. Also heftily under budget.

This ticks a lot of boxes but as budget heads south there are certain compromises from more expensive properties... you pays yer money etc. I like it though, it's been well done and is a good size.

Likewise this one is nice enough however I get the feeling there's some creative photography going on in terms of how close it is to other properties.

Etc. You'd think I'd be bored with RM these days! laugh

Wildcard. It's a semi (not sure if that's a deal breaker) and kerb appeal isn't marvellous, but it's rural, has views, lovely gardens, huge 'outbuildings' and the pics get better as you go along. And it's cheap (relatively).

You have more RM stamina than I. I'm sick of it as I check it every day, sometimes twice a day.

I've added this for a drive by although we had sort of concluded that we would go north of the M4, its not an absolute. You're right, its very modern and not what we were thinking. Not sure about 3 storey houses though.Saying that this one is a 2 storey with a loft conversion essentially.

You're not kidding on the interior are you. Needs whole lot gutting. not a fan of Radyr either.

Might have to start looking for you too.

Now that my house move is going ahead I find I'm yearning for the hours I used to spend on rightmove!

So it's around £500k, detached, double garage, commutable to Cardiff?

There's an ex-officers house popped up on St Athan. We used to live in one of these when I was a child, they are really nice, good quality houses. I'm not sure what the situation is like now they are not classed as being on base but it might be worth a look.

Sorry gents I have been busy packing and organising things.

The brief is UP TO £500K but we really don't need a big house for just two of us. The kitchen and garage (or room to build one with likelihood of planning permission) are important. Needs to be within about 30 mins of Cardiff but not in Cardiff.

I added the Officers house to the saved list to see SwMBO's reaction as her Mum was ex RAF as was her cousin and cousin's husband. Quite apart from the fact its IN St Athan and she refused to bid sufficient for a barn (the best option I've seen yet) because it was near St Athan I suspect the answer will be a resounding no from her. Oh. and it has no garage IIRC.

Busy stripping out my 4 car garage yesterday. I am going to miss it!

I've just google mapped the officer's house. I absolutely love it, stunning house, massive easy to look after garden, single garage but so much room you could do what you liked really. That crescent would be really quiet too. I guess the question is does the location work for you.

The Officer's houses, unless already refurbished, are expensive propositions. They all have dreadful plumbing, with pipework everywhere, with copper, lead and iron thrown into the mix.

I've a few customers that live in them and they all report huge energy bills.

Plus the estate next to is pretty rough.

Was going to suggest it as a possible area but it's too far from Cardiff for the OP. Though I can care share...!

Edited to add, I'm moving to Ogmore by Sea, not Ogmore Vale.

There's always a compromise somewhere. But you just know when you've found the right one don't you? Or rather the wife knows and you're pissed off with looking and will buy any flea pit just to end the sorry process.

I joke of course. The house we're buying doesn't have as much lounge space as I'd like but it's on the beach and that sold it for me.

Yep, we know there have to be compromises but its finding the place that the involves the least compromise.

We got close but then more issues emerged and the negatives outweighed the positives.

I know what you mean abou almost being willing to buy any flea pit and I've almost reached the "Oh sod it!" stage but my missus doesn't do the "We're having this one" thing. She's more of a "Well, what do you think" kind of woman, which is mpre dangerous because if we get it wrong you know wher the finger of blame will be pointed. This last bit may not be true in my case as she is genuinely so acommodating and just wants me to be happy .

Apparently Cardiff is one of the fastest growing cities in Europe and, in my experience, demand for housing is outstripping supply.

Your budget is healthy and you don;t have to worry about things like schools (I think?) so you should be able to find something suitable, though it may take a while.

Do you have the ability to rent until something comes up?

Thought about an auction property? Though you don;t want a major project so appreciate this may not be the best route.

I find it amazing that even with a relatively modest number of requirements, so few houses on the market actually tick the required boxes unless your budget is phenomenal. We looked for absolutely ages and still had to compromise.

The 'family home' market in Cardiff is phenomenal. Almost London like with houses selling in hours or going to sealed bids above the asking price.

And you can still get it 'wrong'. There's a few families that bought in Lakeside thinking their kids will go to Lakeside primary. Except Lakeside primary is now oversubscribed and they'll be placed in a school with kids from Tremorfa and Splott. Might benefit them really (socially) but I bet the parents are horrified.

Anyway, I'm derailing the thread. Sorry TT.
