St Athan now isn't ruled out banghead (I wanted that barn conversion!)

However, I thought that those house were badly fitted out from what Phil said.

Huge amount for the money though yes.

I would Just get a survey done if in any doubt .. I looked at them a few years back when repossession came up and the one I viewed would gave done if the house I eventually bought had not come on the market.

Market is definitely shifting, my firm has had a few new instructions in the vale in the 400 to 500k bracket, so I would imagine more properties will be on the market soon just to add to your dilemma!!

Just think of them like a TVR. Yes there'll be higher maintenance but they've got character and class in spades.

Just go in with your eyes open. If the electrics and plumbing haven't been updated, it'll cost quite a bit. Some of them look lovely, but have all sorts of horrors hidden!

I've worked in a few and know someone who lives in one currently. He was getting brown water out of the hot water taps because the iron pipe work was corroding!

It also costs a fortune for him to heat.

That street does have a very special feel about it though.

It would be at the top of our budget so if it needs lots of work it could be a bad move unless I get a job very soon.

In what way does it feel "special"?

Might have a drive down there this afternoon.

Anyone else up for a steak/drink at the butchers arms this evening? Was planning on heading there about 6.30 to 7.00ish

The "special" feeling, is based on a teenage me (10 + years ago) working on one for the first time. They seemed so out of place in St Athan, with immaculate gardens, big doors and windows, high ceilings etc. One house has a huge driveway, which usually has some lovely cars parked on it. Another house has an indoor pool, it seemed worlds apart from the rest of the MOD houses.

Although, I grew up on a council estate, so I considered double glazing and central heating impressive, you may well look at it and think "meh".

I used to live in one many moons ago (my old man is ex-RAF), only on West Camp on what is now known as Llantwit Rd (this one for sale is on East).

Beautiful, proper houses. High ceilings, solid doors, sash windows etc. Our back garden was on the landing path and we used to have Tornados coming in at about 100ft about 50 yards from our back fence.

Would love to meet up but a young family dictates otherwise.

Hey TT. I'm dropping the Mrs and her friends off in Talbot green for 6:30. Will make my way straight down then.
Is it the Butchers arms in Llandaff?

Well, the Officers house in St Athan is definitely flattered by the pictures. The angle shown is the back. The front is not well kempt and the whole outside looks neglected. The gate to the back garden is missing, there are several fence panels down and the rest look like they could fall at any minute, the paintwork is flaking and the whole lot looks a mess. I suspect someone has been trying to keep up with the maintenance and failing. There areanother couple that look in similar condition, others are immaculate.

The Butchers arms in Rhiwbina. Shall aim to be there about 7.00. I will be the one in the bar with the black dog.

Yes we've done the one in Penmark. In fact two.

You should have come anyway. May as well be hung for a sheep as for a lamb! [waits for sheep/newcomer to Wales jokes]

Was good to meet Ryan and hope we can do the trip to show me the good roads soon.

Great to meet you TT and luana too (sorry if the dogs name is wrong)

More than happy to show you the roads thumbup let's just hope the recent patch of nice weather isn't the summer for Wales! I think we'll get a few more days tho to help showcase the Brecon routes.

Cracking steak too! Couldn't ask for better for less than £10.

There is a community fun day and classic car show in Kenfig Hill on the 20th June. I have no idea if it is any good or even where it is being held in Kenfig Hill. Probably the rugby club.
