There's a rally on in Glyneath at the Walters Arena complex.
and the mid summer stages at Caerwent in Newport, except being on MOD land spectators are supposed to be a no no.

Sadly I'm doing the 3 peaks challenge so cant make either frown

(I say doing, I wont be climbing, but sitting on my butt driving the climbers about wink )

I know it was before with another agent but decided to have a drive up here in the Tiv today: http://www.rightmove.co.uk/property-for-sale/prope...

Owner heard me and came out for a chat. Lovely spot so what's wrong with it?

Just over priced?

Been for sale at least a year at that price I think. The mind boggles that the price hasn't dropped, however that seems to be the way round this way.

It would need to be uber to command half a mill in Llanharan imo.

Agree with the above, but if it's been on the market for a while no harm in bidding low if it ticks the boxes

It was on at 499K so down £24K.

Its a bit of a tardis inside and the two main upstairs bedrooms are a fair old size.

Seems like its good for commuting into Cardiff by train too and hand for me for Tondu (for my other hobby).

If we can get past the value issue we really like it.

Would have to build the garage but the hardstandinga nd foundations are in place and there's almost an acre of land so could probably build more storege, garages or even another house if we wanted to at a later date.

You'd need to lowball them big time though. The length of time is been on the market tells you everything you need to know really. Unless it's a forever house you'll struggle to sell it when the time comes.

That's my big worry although I don't think the marketing is very good (or am I trying to talk myself into this?)

Dunno about north of the m4 but marketing is largely irrelevent on houses in Cardiff at the moment. If it's priced right it's gone in days here.

If it's been on the market for 12 months it won't be the marketing in my opinion.

Whether a house sells has got bugger all to do with marketing hehe

As you know it's a combination of the property itself, location and price. The first two influence the last... so if the price is too high based on the first two it'll never sell. And no matter how nice a house is you can't pick it up and move it either.

Pretty sure that one has been on since I was looking so at least a year. You need to objectively ask yourself why.

Marketing will have some affect. If nobody knows a property is for sale, then chances are it won't sell.

Took a drive round Lisvane/LLanishen to look at a couple the other night. Didn't expect to like the areas but we did.

Anything we need to be aware of there.

Last night I left a message on the agents voicemail about the house in Cwrt Cefn. He just called back to say its sold at asking price. Nice house but needs work. http://www.rightmove.co.uk/property-for-sale/prope...

Thought we might have done a deal on that one. Oh well!

Also there are some nice properties in Peterston Super Ely - other than the daft name, is there anything we should know about it?

I am in the process of buying a house in the village (Peterston) at the moment. My boys are at the school there.

Easy commute to Cardiff (or not so easy one to Bristol for me!), good school (I know not important to you, but makes a difference to the area I think), couple of pubs- the sportsman is freehold and popular for food. Quite an active community too, duck races on the river a few weeks ago, beer festival at sportsman rest a few weeks ago, and apparently the christmas panto in the village hall is always very popular.

Peterston-Super-Ely is a lovely village, as are most of the villages along that stretch of the A48.

Traffic gets a bit busy on the A48 at peak times, especially since they added the traffic lights on the way out of Bonvilston.

But from Peterston, you can head into Cardiff towards Radyr and come in Via Llandaff instead, so avoiding Culverhouse Cross.

Nothing to worry about in Lisvane, Llanishen is a good area but does have some slightly less desirable parts. You'll soon see where they are.

We looked at a house in Peterson a few months back. Seemed like a lovely area and very easy to get to Cardiff and the M4 (via Radyr).

Unfortunately the house was the top end of our budget and needed a lot of work. What I thought was a garage turned out to have been converted and they'd left a 1m long storage area behind the garage door!

Ultimately we've bought in Efail Isaf and are waiting to complete next month should all go well!

efail isaf and the surroundign area is lovely. easy for commuting to cardiff/M4 and just about counts as non suburbia.

TT's budget could stretch a fair way for a place in the area
