Thanks guys.

I just don't understand the dichotomy of her earlier insistence on as quick completion as possible and now wanting to delay. It doesn't make sense and I'm genuinely worried (possibly paranoid) that there's more to it than we're being told.

Doesn't make any sense and that's what is most annoying. There doesn't seem to be any benefit to her to delay.

It's probably just her definition of quick and yours are at different ends of the spectrum.

Maybe the case Kris, but what I don't understand is if she is able to complete, why doesn't she?

Did you say there were still outstanding responses required from her sol to your sol prior to completion? May just be a delay in getting answers and hence everything lined up?

Then why not just say that?

I have just spoken to my Solicitor who told me that the vendor can't complete on Friday as she has been called to the Coroner's court (she is a pathologist). If that's the case why the hell not just say so? Apparently she doesn't know how long the case will last. Allegedly!

I've asked the Solicitor to try and negotiate an earlier date.

But the real reason (coroner's court) is credible so why give a less than credible excuse? Mental!

I don't know Vince's availability but if she says she can't find someone available to help with the move then Vince will be the first person I'll be calling.

There's got to be more to this than meets the eye. Maybe its a control thing I don't know but if someone was willing to give me that sort of money I wouldn't be delaying it a day longer than I needed to.

I suspect she's found a house down where she's move to and doesn't want to move the last few bits out until she can move to her new gaff. But that's purely guesswork.

Cheers Vince. As mentioned above I think its a work related thing but why she couldn't just say that in the first place I don't know.

I'm just going to start working towards 21st and if we get in sooner its a bonus.

Just amazed that she's delaying it at all really. frown

Okay then! The bint is now taking all of the light fittings and wants us to pay £300.00 for the carper she had fitted to replace the blue psychedelic crap that was down in the EA's pics. Well she can FRO!

The Gas Safety Report shows:
No Equipotential Bonding Apparent (which we take to mean the boiler isn't earthed.)
Boiler terminal too close to guttering - (not sure how as its probably six feet or more below it
Removed debris from fire - service recommended. - Stranger as there isn't a gas fire fitted!

I've suggested to our sols that we either need to establish what's under the carpet before we decide if we want it so will need another inspection or we can forego her remedying the issues raised on the gas safety report as a quid pro quo for the carpet.

The Solicitor emailed me saying the vendor now wanted to complete on 20th and the Estate Agent (who was copied in) stated he was surprised as Vendor has indicated to him she is happy to complete early next week.

I wouldn't mind but I just accepted a 2 week assignment so I wouldn't be bored and could earn a few quid while I was waiting for completion on 21st. banghead

Yup, gas pipework isn't earthed. Not a major problem, just "Not to current standards". How close is the flue horizontally? It should be no less than 75mm horizontally to plastic pipework. Again, not a major issue as long as it's not causing distress.

Thanks Rickyy.

Boiler is an old Potterton floor mounted and as far as I recall it vents out of the wall at about waist height so nowhere near any guttering.

There doesn't appear to be a gas fire fitted and can't see that one ever was.

Maybe I should check the validity of that report for the address.

Bearing in mind the electronic copy of the certificate I have is a very bad copy of the report so difficult to read:
I just had a really close look at it and it seems like its for a different address. You'd think the Solicitor would have checked.

We had similar with regards to completion date

We were also selling my flat, and the sellers solicitors/estate agent kept on pushing for a completion date (even though they knew it was down to the buyers of my flat). Anyway, we finally had a competition date for my flat - the 15th of last month (and we moved out the week before).

When that came and went, it seemed that all their pushing for a date came to nothing as they clearly weren't ready to move. After us then chasing and chasing. they agreed the 6th August, which didn't happen, and now we've finally exchanged and the completion is set for the 13th August.

I think people panic when they're finally faced with a date because they realise how much they haven't arranged yet. The annoying bit is, the dates we *should* have completed on were the dates I suggested to the estate agent and solicitor in the first place! They instead kept on plucking dates out of the sky that came and went without happening! If they'd just stuck to my dates, we'd have sold, given the sellers plenty of warning and been in the house by now!

Guess what?

Phone call from our Solicitor at lunchtime today. She has received a call from Vendors Sols asking to complete this Wednesday! silly

Told Solicitor I doubt I could put her in funds by Wednesday as I need to move the money. Our Sols suggested Friday. I agreed subject to us getting answers to the issues still outstanding.

This is becoming farcical.

Get it done! they look like technicalities. I assume if you say you won't pay for the carpet she won't want to incur further cost removing it!

We lost our buyer unfortunately. Back on track now, but it was a couple of weeks stress and were still nervous now that it may collapse again. the whole process has reminded me that there are many idiots and time wasters out there. Hope to be in ours early September

And now she wants to exchange tomorrow and complete on Friday despite the fact we still await information and gas safety inspection cert which she says she will supply "with the correct address" but not mentioning if the issues related to that address of it was an entirely different cert.
