i live near to wenvoe...nice and quiet(esp where i live biggrin ) it quite rural around here but just a few mins drive to tesco,or lidl if your like me.

there is a smallish park in the village and a huge playing field just over the main road from the village.

Hi, bit late to this,you do tend to get a lot for your money out at Pencoed area. It's the wrong side of the M4 and doesn't attract the Vale premium. Still has a village feel although can be a bit lacking for night life - mind you will never be short of choice for a haircut! No kids so find we are not too concerned about schools etc, the cheaper prices compared to Cardiff does mean there's more left for toys & hols.

The communications are very good, I commuted to UHW & took about 40min via M4, wife still travels to WAG on train - takes about 40 min. Going the other way Swansea is 35 to 40 min.

Still not sure if Bridgend is too far west - those in the know can you advise times etc to Heath.

Numbers one and three of those are a bit meh but at first I quite liked number two although it would need new carprets and bathrooms for certain. And a kitchen. Who thought putting brown units in a kitchen was agood idea? When you look deeper though the front facade hides what is essentailly a box with bad carpets and bathrooms.

I join the motorway at LLantrisant to head East, and I often see eastbound traffic queueing at our junction as our junction merges on and there is a queue back from the next junction to Penarth/Culverhouse Cross.

So you join a motorway that is already queuing eastbound towards Cardiff from Bridgend direction?

How long does it take you to get into Cardiff from the Llantrisant turning on an average day?

Often, yes. Not that I give a st as I'm on my bike wink

Bear in mind I've only been living there a couple of weeks so these are just my observations, and some days it's ok, some days not so much. There are currently roadworks at J33 as it looks like they are widening and improving westbound access to that junction with more lanes, which may be contributing.

There always seems to be a major queue for eastbound traffic coming off at J33, which extends back beyond J34 if you see what I mean. It seems to me that the whole motorway is not totally borked as lanes 2&3 seem to be moving at a reasonable rate. It's just L1 which caters for the traffic joining the slip lane for J33.

If you were to settle for the Pencoed area, google maps says it takes 21minutes from pencoed to the Heath Hospital. however they aren't taking into account the traffic which will be on J33 (Cardiff West) or J32 (coryton) at peak times. Given that the majority of people coming off on these junctions will be doing as your dear lady will it can get quite busy, especially everyone heading into Cardiff off J32 and down northern ave to the Gabalfa roundabout just before the heath.

Alteratively, and this is if do chose a Bridgend/Pencoed area, she can come off at J33, and head into Cardiff on Llantrisant Rd, down past the BBC to Llandaff and join Gabalfa roundabout off Western Ave into work. It shows as a longer trip times wise, but traffic is more free flowing that way I've often found, a slight delay at Llandaff but that's mainly due to the traffic lights.

DHE - You have experience of Coachouse Insurance? - What's the issue?

RyanTank - Good info thanks and will pass on to SWMBO.

We were having a chat last night and she says she is not bothered about commuting. She currently drives in and out of Leicester yuck every day but she does it earlier then the majority of traffic. Takes her about 40 mins each way.

I think 30 mins each way is going to be aboput the limit and am pressing her to try and find out her core working hours. Talk about getting blood from a stone!

Several issues, some insurance companies don't like them, full stop. Quite often you have to insure the whole coach house and claim money back from the flat owner above. OK if the flat owner lives in the flat, but quite often the flat has been bought as an investment and the owner lives who knows where?

Lenders are not keen either, have a look at 'flying freehold' for more detail.

Right, B&B booked for next weekend so we can get some house hunting done and we have received an offer on our house today so things seem to be moving.

Not finalised it yet.

I got home on Friday having spent my "lunch hour" putting the list togethre only to find that when I was going through them with SWMBo on Friday evening that 3 have been sold (STC).

I'm not sure I should share them. Don't want anyone nicking my house from under me. wink
