Hi all,

I am considering buying a property in Newton Le Willows as it seems great value and would still enable me to commute to work by train. It is not an area I know much about however and I am in the process of doing some research. Can anyone local give me a steer on what it is like as an area?

A friend of mine recoiled in horror when I told I was looking at NLW and said it was rough. This confused me as I didn't get that impression when I had a drive around on a bit of recce.

From what I can tell Newton Le Willows village seems really nice. A leafy suburb with a village centre with a few shops and restaurants and a train station nearby, but if you keep going west into Earlestown then that area is pretty rough. From what I can tell crafty estate agents are as a result trying to punt every property in the area as being in NLW, even though many are actually slap bang in the middle of the aforementioned Earlestown!

I also spoke to a police officer who did his early years on the beat in NLW. He said it is an okay area in his experience. Years ago there was a travellers camp nearby which created trouble and depressed prices, but apparently they have long since moved on.

Can anyone with a bit of local knowledge give me any advice please?

Got a mate who lives not far from the high street, he enjoys life there and every few months we have a sat pm booze up along the main street.nice pubs if that helps.
Think the worst parts have been regenerated,especially round earlstown, which is where my father was brought up.
It seems a quiet enough place in general.

I live in NLW and have no issues. You're right in that it's kind of a town with two halves. NLW high street is really nice these days with a good selection of pubs, shops and restaurants. Earlestown looks a bit rough in places but it's not that bad, and it provides plenty of takeaways to choose from!

House prices are fairly low as the area is still recovering from the loss of a lot of industry in the past 30 years (particularly coal mining). Be aware that there are plans to turn the old Parkside coliery site in to a huge industrial estate, which may be an issue if you're looking at buying near there.

Used to live in NLW too, not far from the high street, great place for food and drinks, never had an ounce of trouble and was great for commuting to Manchester or Liverpool.

As mentioned above, Earlestown looks a bit grim, especially round the center, but its by no means a dive.

Old GF lived there, I thought it was nice enough... she took me to E-Town as they called it once and I remember thinking it was pretty awful at the time.

Rick Astley is from there.. here endeth my NLW knowledge

I work in Newton Le Willows.
The area around Newton le Willows train station isn't too bad. The High St seems to be quite pleasant.

Newton le Willows train station is scheduled to be redeveloped eventually having 450 car parks spaces. Trains have been talked about to be going directly to Newcastle and Edinburgh.

As above you might want to google Parkside regeneration. There has been talks over the years of it happening. I don't know it it ever will but if it does there will be plenty of traffic in and out the area. There are already traffic problems at Haydock island in peak times.

I live nearby and have an office there. It's a pleasant little town but parking is a nightmare if that bothers you.

Trains are excellent. 22 minutes in to Piccadilly. 30 in to Lime Street.

I've been here 15 years and never seen any trouble in Newton. Earlestown is 'interesting'.
