Hi ,

I have the opportunity - through a business deal - to obtain a couple of acres of land in southern Ireland.
The land has the derelict remains of an old farmhouse on it, but nothing rebuildable.
I am told that it is outside of the "no development zone" and has previously had planning permission on the site for a house, but this has now lapsed, but no evidence of the truth of this.
I have absolutely no idea regarding Southern Irelands property laws and gaining planning permissions and also what the true value of such a plot of land actually is in the current market,so was hoping that someone may be able to give me a few pointers before I bother getting involved in this deal any further.
Any advice greatfully recieved, and thanks in advance!

You would need to check with the council as to what's the current status of the PP.

As I understand it, no PP is required to restore/repair/rebuild exisitng dwellings.

you should join Boards.ie and go to there property/ law section. Boards is a chat room for all types of subjects - its full of normal people too !

Depends on how long house unused. You can argue that it has pre 63 planning exemption. The way I would approach would be to rebuild the existing farmhouse without alterations (can add 400sq ft without pp) use for a while then apply for new section..l

As an aside Ireland is one of the most corrupt countries in the world. Should you wish to build something; knowing the right person will open many doors. Established building firm owners have invaluable links to local government. They hold a lot of power and abuse it to their advantage.
