Shared unit/workshop/garage space Bucks/Herts

I've seen a few threads about storage for cars and workshop space. I have a unit on a friend's farm (my man-cave) but he also has a unit which is approx 6,000 square foot and HALF of this is potentially available. It's between Chesham & Bovingdon on the Bucks/Herts border. Close to the A41 and not far from M25, M1 & M40. Mate wants to keep his options open, and some time in the next 2 years or so it would need to be emptied temporarily for a planning issue.
I was thinking maybe a few of us (not too many) could chip in and rent the unit between us. If we kept the numbers low, there would be plenty of space for some gear and workshop space.
It has a big (had a double decker bus in) electric roller shutter, but worth noting the unit is one big unit with nothing to separate the two halves. Has potential for a second level at a later date. It's up a bumpy track (which a Noble has made - s.l.o.w.l.y), the yard is gated, keeps track of who comes and goes (mobile sim based gate), CCTV on the drive and yard. No CCTV in unit, 3 phase power, good lighting. No insurance would be included unless as a group we put something together. It's a farm at the end of the day so we do get occasionally gypsies nosing about, but we also have a shoot so plenty of scary yokels.
Just an idea at the moment, I imagine a small number of people, splitting the rent. Not sorted anything with the farmer, but it won't be silly cheap (whole unit was rented for £2500 previously, but shouldn't be as much as 50% of that). Imagine electric included in any rent (unless anyone needs something perma-wired). I have some non-car stuff that could go up there. It's not the sort of place you can store a daily driver, but somewhere you could spend some spare time or grab the weekend toy.
