Hi Guy,

I live about 5 miles from Stevenage and know the town fairly well. I can't think of a single bit of the town I'd want to live in and although Poplars isn't the worst area there's certainly nicer parts.

I agree on the above sentiments on the town in general for sure and would never have considered it however, the house I have my eye on is absolutely massive at 3000sq ft, in first class move straight in condition and is literally as far away east of the town centre as you could possibly be before hitting fields. So it feels country, borders the country and, as we found out on Sunday, there's a rather agreeable country pub called the Crown about a 10 min walk away, the street is quiet, nice big houses everywhere has a great feel and there is an ofsted outstanding rated primary school nearby. Having spent he last six years looking fruitlessly in the villages around Hatfield without success I am now fed up and considering areas further afield. Everything seems to does seem to be adding up to a win.

Which street in Poplars?, I've lived local to Poplars all my life (and listened to Stevenage being slagged off). Agreed there are bad areas but nowhere near as bad now as 20-25 years ago, Poplars has never been in the "bad" category

So right on the edge, almost Aston, I didn't realise that was still part of Poplars. Keep in mind that there is real pressure to keep building new homes throughout the area so that countryside that it currently backs onto could well get swallowed up as Stevenage expands in the future

Aston End rather than Aston village. The streets east of Gresley Way around Edmonds Drive are of interest. Fair point re-green belt but there was a big consultation done in 2013 and none of the land around Aston End was recommended that it could be released from the green belt and made available for development should the need arise.

There's been a new estate just built on Edmunds Drive, literally 15 seconds to Aston End (I through Aston End every evening).. Whole area that side of Gresley Way is nice and no reason to go into Edmonds unless you live there so no through traffic

I noticed that. It's the proximity to the country which makes it an acceptable looking spot for us. That and the houses are huge!

We've put an offer out anyway. Lets see what happens!

I've lived in the Great Ashby area for almost a year now. It's actually not too bad, the east side of Stevenage is the definitely the nicer area of Stevenage and is certainly more pleasant than some areas of Welwyn Garden, Hatfield etc. You should be good with much of the east of Stevenage, just avoid the town centre at all costs smile Great Ashby backs on to some nice countryside too, I'm about a minute walk from the fields which is great.

The closer the house backs on to Gresley way in Poplars, you'll be fine smile Best of luck with the offer!

I lived in Edmonds drive for 3 years..but that was 10 years ago. It's one of the nicer streets to live I think. I wasn't aware they have built more houses down there though.
Stevenage isn't that bad, it's no different to any other large town. I lived there for 12 years before moving further up the A1M to Arlesey a few years ago.

Agree re: The Crown pub, nice food, decent garden and a play area for the kids. smile

I was looking at a place in Aston End - ended up Datchworth way. Aston End - worse places to be, but nicer places around. Another thumbs up for The Crown though. smile

Thanks all. We offered but didnt get accepted on the basis that, and it's true frankly, we can't really proceed in earnest until our flat in SW17 sells and we have the readies. House we were looking at is not under offer with someone else but ho hum. It's been interesting finding out about an area we'd not considered before so shall keep looking.

Agree with above comments, also based nearby, there are worse places, good transport links with London and surrounding airports, feel free to ask if you find another place in the area.

Hi folks,

Thought that I join the thread rather than start a new one. My fiancée and I are looking to buy mid-2016, before summer when our new arrival joins us. We're looking primarily for 2 bed freehold houses, with a garden, within 45 mins of Liverpool St (fiancée) and all for £250k.

Couple of years ago, not a problem. Sadly, back end of 2015 and discounting Harlow for a very good reason (total hole), we are left with the occasional property in Bishops Stortford, Knebworth, Letchworth and Stevenage. Aylesbury falls foul of the commute and the train fare is almost £1k more.

Bishops Stortford would be the more desirable (we have visited a couple of times), but more properties are popping up in Knebworth, Letchworth, and a shed load in and around Stevenage. What are the areas that we should consider around Stevenage? More importantly, what are the areas to avoid? Although we may live in East London we are not surrounded by ASBOs or feral youths.

We may consider flats if there is a payoff for giving up a garden for the interior and better commute, but the whole leasehold issue is a major factor, as are service charges and potential huge wallet raping capital contributions.

Any insights to the above areas would be greatly appreciated! We'll drive and visit the aforementioned areas before we apply for a mortgage in principal.

Have a look from Knebworth to beyond Hitchin / Letchworth? There are some good property papers around here - come up for a drive around (pub lunch) and see what's good for you?
